A VILLA

A villa is several renovation projects in one house

An apartment is renovated as one unit. A villa is different: it has floors joined by a staircase, a ground floor that opens onto the garden, a roof, a facade, a boundary wall and services that run between all of them. Most villa owners in Dubai do not want everything changed at once. They want the kitchen that no longer works for the family rebuilt, the bathrooms brought up to date, a bedroom turned into a study or a room for a new child, and perhaps the garden finally finished. This page is about renovating the villa itself: how we break it into areas, how the work can be phased, and how you can keep living there while it happens.

WHAT WE

What we renovate, area by area

01

Kitchen

Layout changes, new cabinetry made in our own joinery, worktops, splashbacks, lighting and the plumbing and electrical work behind them. The kitchen usually drives the timing of a villa renovation, because it is the room the family misses most.

02

Bathrooms and guest toilets

Strip-out, waterproofing, tiling, sanitaryware, vanities and lighting. In a villa there are often four or more, so we plan them so that at least one stays usable.

03

Bedrooms and wardrobes

Built-in wardrobes and bespoke joinery, gypsum ceilings with concealed lighting, flooring and wall finishes. A bedroom can also become a nursery, a study or a guest suite.

04

Living areas, majlis and staircase

Flooring across the ground floor, feature walls, TV walls, ceilings and the staircase, which is often the first thing seen from the entrance and one of the harder elements to change well.

05

Facade, entrance and boundary

Exterior painting, the entrance, boundary walls, car parking shades and covered parking. These change how the villa looks from the street without touching the rooms inside. A new manual or automatic garage door is often part of the same elevation work.

06

Garden and pool

Landscaping, paving, pergolas, outdoor kitchens and pools. Outdoor work can run alongside indoor work, or wait for a later phase.

PHASING A

Phasing a villa renovation

All at once, floor by floor, or room by room

There are three common ways to sequence the work. Doing the whole villa in one go is usually the most efficient, because trades move through the house once and dust and noise are over in a single period. It suits families who can move out for a while or who are renovating before they move in.

Working floor by floor lets you live upstairs while the ground floor is rebuilt, or the other way round. Working room by room, or area by area, spreads the work and the budget over a longer time. Whichever you choose, we plan the whole villa first, so that the first phase does not have to be undone by the second: cables and pipes for a future kitchen are laid when the floor goes down, not chased in later. Garden, pool and boundary works use different trades and access, so they can often run alongside indoor work.

LIVING IN

Living in the villa while we work

Many villa owners stay at home during a renovation. It works when it is planned for from the start rather than improvised. These are the things we agree with you before work begins.

  • Which rooms stay in useAt least one bathroom, a place to sleep and a way to prepare food, even if it is a temporary set-up while the kitchen is rebuilt.
  • Separate access for the teamWhere the villa allows it, materials and workers come in through the garden, garage or side gate rather than the front door and living room.
  • Dust and protectionWork areas are closed off and floors, stairs and joinery that are staying are covered.
  • Working hoursOur team works from 8:00 to 17:00, Monday to Saturday, so you know when the house will be quiet. Your community may set its own rules for noisy work.
  • One person to callA dedicated project manager is your single point of contact for the whole villa, indoors and outdoors.

HOW A

How a villa renovation runs with us

01

Project Study

A free site visit to walk every floor and the garden with you, note what works and what does not, and check the existing structure and services.

02

Plan

We agree which areas are in scope, in what order, and which rooms stay in use. We apply for the approvals your community requires for the work.

03

Visualization

The renovated areas are designed in 3D, so you can see how the new kitchen, bathrooms or staircase sit with the rest of the house before anything is demolished.

04

Execution

Our in-house team carries out the work, phase by phase if that is the plan, with a dedicated project manager as your single point of contact.

Duration depends on the work. A programme for each phase is given after the site visit.

WHAT CHANGES

What changes the cost of a villa renovation

We price each villa after the site visit. The figure depends mainly on these factors.

  • How many areas are includedOne bathroom and a full ground floor are very different jobs.
  • Layout changesMoving walls, a kitchen or a bathroom costs more than renewing finishes in the same positions.
  • Hidden conditionOld pipes, damaged waterproofing or weak screed are found when finishes come off and have to be put right.
  • Joinery contentWardrobes, kitchen cabinetry and wall panelling are a large share of most villa budgets.
  • Finishes and fittingsTiles, flooring, sanitaryware and lighting vary widely in price.
  • PhasingSplitting the work into several phases adds some repeated set-up compared with doing it all at once.
FAQ

Questions and answers

Can we stay in the villa during the renovation?

Often yes. We plan which rooms stay usable, how the team gets in and out, and how work areas are closed off. A full renovation of every room at once is easier if you can move out for that period.

Do we have to renovate the whole villa?

No. You can renovate a single area, such as the kitchen or the bathrooms, or phase the whole villa over time. We still look at the whole house first so later phases fit.

Which part of the villa should we renovate first?

It depends on what bothers you most and what is hardest to do later. Work that involves pipes, cables or floor levels across several rooms is usually best done early, before new finishes go down.

Do you handle approvals for villa renovation?

Yes. Which approvals are needed depends on your community and the scope of the work, and we apply for them ourselves.

How long does a villa renovation take?

It depends on the work and on how it is phased. We give you a programme after the site visit.

Can indoor and outdoor works be done together?

Yes. Garden, pool and boundary works can run alongside indoor work, as they did on Project Majestic and Project Miracle.

Will we see the design before work starts?

Yes. Every renovated area is designed in 3D before execution, so changes are made on screen rather than on site.

Who do we talk to during the project?

A dedicated project manager is your single point of contact, from the first site visit to handover.
