Townhouse renovation in Dubai Creek Harbour
Dubai Creek Harbour is mainly apartments, but several of its towers include townhouses and duplexes at podium level. Renovating one is part villa project, part apartment project, and we plan it with both sets of rules in mind.

Townhouses inside a tower community
Emaar's description of Dubai Creek Harbour centres on apartments and penthouses along the creek, close to the Ras Al Khor Wildlife Sanctuary. Some of its buildings, though, also contain townhouses. Emaar lists three-bedroom townhouses at Creek Waters and describes Creek Edge as offering a limited collection of waterfront duplex townhouses on the podium level. These homes have two floors, an internal staircase and often a terrace, like a small villa, but they sit within a tower whose structure, services and facade belong to the building. That is why this page covers townhouse renovation only: the community's homes do not have the private villa gardens that pool and landscape construction need. The photos come from other Dubai homes.
What we renovate in a podium townhouse
Kitchen
New layout and cabinetry from our own joinery, worked around the building's fixed risers and extract routes.
Bathrooms
Strip-out, waterproofing, tiling and fittings, with extra care because there are homes below.
Staircase
New treads, balustrade and lighting for the internal stair, which is the feature that sets a duplex apart from an apartment.
Joinery and storage
Wardrobes, under-stair storage, TV walls and a study corner, made in-house.
Ceilings, lighting and floors
Gypsum ceilings with concealed lighting and new flooring across both levels.
Terrace finishes
Furniture-led terrace design, planters and lighting within what the building allows, without disturbing its waterproofing.
Rules that come with a tower
Building management, lifts and working hours
Renovating inside a residential tower usually needs a no-objection certificate from the building or community management before work begins, and Emaar Community Management lists Dubai Creek Harbour among the communities it manages. The building will also have its own rules on which lift contractors use, when deliveries can arrive, how waste leaves the site and which hours noisy work is allowed. Our team's hours are 8:00 to 17:00, Monday to Saturday, and we work within any stricter building rule.
Some things are off limits whatever the design: structural walls and slabs, the building's facade and glazing, and shared services. A podium terrace often sits above other parts of the building, so its waterproofing is protected and nothing is fixed through it. We confirm the limits with the building before the design is finalised and apply for the NOC ourselves.
