What can change, and what has to stay
Nakheel's FAQ states that owners can make changes to their property as long as the changes do not affect the external facade and structure, and that an NOC from Nakheel's Urban Planning team is needed before alterations. For a frond villa, that draws a useful line. The inside of the house, its kitchen, bathrooms, floors, ceilings and joinery, can usually be reworked substantially. The outside appearance and the structure are where care is needed, and where any change has to go through the right approvals first. We start every Palm renovation by sorting your wish list on that line, so the design you fall in love with is one that can be approved.

Kitchen
New layout within the existing room, cabinetry from our own joinery workshop, worktops, lighting and the services behind them.
Bathrooms
Full strip-out, waterproofing and new finishes, with the order planned so the house stays usable if you live there.
Floors and ceilings
New flooring through the ground floor, gypsum ceilings with concealed lighting, and stair finishes.
Joinery
Wardrobes, walk-in closets, TV walls, wall panelling and internal doors, made to measure in-house.
Terraces, pool and garden
Reworking the beach-side garden and pool area, often at the same time as the indoor work.
Renovating close to the sea
Humidity, salt and air-conditioning
Coastal air affects a villa as well as its garden. When finishes come off, we look for signs of moisture behind tiles and joinery, check waterproofing in wet rooms and on terraces, and look at how the air-conditioning handles humidity. Fixing these while the house is open is far easier than after new finishes are in place.
Materials are chosen with the location in mind: hardware and metal finishes near openings to the terrace, joinery finishes in rooms that open to the garden, and outdoor fittings suited to salty air.
Nakheel and Trakhees NOCs
Dubai Holding lists Palm Jumeirah, a Nakheel development, among the communities its community management company runs. Nakheel's FAQ states that the NOC can be requested online through its website or the My Nakheel app, and that construction, modification and extension work requires a valid Nakheel and Trakhees NOC. We prepare the drawings and apply for both ourselves; you may need to sign forms as the owner.

A free site visit to walk the house and garden, and sort what you want into interior, exterior and structural changes.
Plan
Scope, phasing, which rooms stay in use, and the Nakheel and Trakhees NOCs, which we apply for.
Visualization
The renovated rooms and outdoor areas in 3D before anything is removed.
Execution
Our in-house team carries out the work, with one project manager as your single point of contact.
Duration depends on the work. The programme comes with the proposal after the visit.
