Custom villa renovation in Emirates Hills

No two Emirates Hills homes share a floor plan, so a renovation starts with understanding the house you have: its drawings, its services and how it has aged. Then we design the changes in 3D and carry them out.

EVERY HOUSE

Every house is a one-off

Emaar Community Management describes Emirates Hills as a neighbourhood of exclusive custom-built homes. For a renovation, that rules out the shortcut available in communities of repeated villa types, where the layout, the ceiling voids and the service routes are known before the first visit. Here each house was designed and built to its own drawings, and many have been lived in for years. Renovating one well means surveying it properly, deciding what to keep, and then designing changes that respect the original architecture or deliberately move it on.

START WITH

Start with the drawings

Where to find them, according to ECM

In its FAQs for Emirates Living, which includes Emirates Hills, ECM states that villa drawings and the paint code are available through the community portal under My Documents, and that owners can request them online if they are not already there.

We ask for those drawings early. Compared with what we find on site, they show where walls, structure and services were meant to be, which makes both the survey and the design more reliable. Where the house has been altered since, we measure and draw what is actually there.

WHAT RENOVATION

What renovation in a larger, established home involves

01

Services behind the finishes

Older plumbing, electrical and AC routes are checked when finishes come off, and renewed where they need it.

02

Kitchens and bathrooms

Re-planned and rebuilt with new waterproofing, tiling, sanitaryware and cabinetry from our joinery workshop.

03

Reception rooms

Formal living rooms, dining rooms and majlis spaces with wall panelling, ceilings and lighting designed as one.

04

Staircases and circulation

New treads, balustrades and lighting on the staircase, often the centrepiece of a large villa.

05

Joinery throughout

Wardrobes, walk-in closets, doors and TV walls made in-house to the room.

06

Garden and pool

Outdoor works planned alongside, so terraces and interiors are finished together.

HOW WE

How we renovate a custom villa

01

Project Study

A free site visit and a survey of the house against its drawings, room by room and floor by floor.

02

Plan

Scope, phasing and which areas stay in use. We confirm the approvals the work needs and apply for the NOC ourselves.

03

Visualization

The renovated spaces in 3D, so proportions, materials and lighting are agreed before demolition.

04

Execution

Our in-house team and workshop carry out the work, with a dedicated project manager as your single point of contact.

Duration depends on the house and the scope. A programme follows the survey.

FAQ

Questions and answers

Do I need approval to renovate my villa in Emirates Hills?

Yes, for renovation works. ECM states that owners planning to renovate should apply for an NOC through the community portal's Home Modifications section. We do this for you.

Do I need permission just to repaint inside?

According to ECM's FAQs for Emirates Living, painting the internal walls of a villa does not need permission.

Where can I get the original drawings of my villa?

ECM states they are available on the community portal under My Documents, or can be requested online. We work from them during the survey.

Have you renovated villas in Emirates Hills?

The large villa renovations shown are in The Villa and Al Twar. We include them as examples of our work; our villa renovation in Dubai page covers the service area by area.

What does an Emirates Hills villa renovation involve?

Checking the services behind the finishes, re-planning kitchens and bathrooms, reception rooms with panelling, ceilings and lighting designed as one, new treads and balustrades on the staircase, joinery made in-house, and garden and pool works planned alongside.

Can we stay in the house while you work?

In a large villa that is often possible with phasing. We plan which areas stay in use at the Plan stage.

How long will the renovation take?

It depends on the size of the house, the phasing and the approval. We prepare a programme after the survey.
