Renewal, not just redecoration
The Lakes, according to Emaar Community Management, is a neighbourhood of detached villas set around lakes and open green space in Emirates Living, with sub-communities named Deema, Forat, Maeen, Zulal and Ghadeer. An established villa here often looks fine on the surface but has original wiring, pipework, waterproofing and air-conditioning runs behind its finishes. A renovation is the right time to deal with them, because the floors and walls are open anyway. Doing services and finishes together costs less disruption than opening the house twice. The projects shown come from other Dubai communities.
What sits behind the finishes
- ElectricalEmaar Community Management's FAQ notes that cabling and switch equipment within the unit, from and including the distribution board, is the owner's responsibility. A renovation is a chance to check and upgrade it.
- PlumbingSupply and waste pipes to kitchens and bathrooms, renewed where they are old or where fixtures move.
- WaterproofingBathrooms and wet areas re-waterproofed before new tiles, so leaks do not reach ceilings below.
- Air conditioningUnits, ducts and controls reviewed, with smart thermostats where wanted.
- CeilingsGypsum ceilings that hide new services and carry concealed lighting.

Inside the villa, within the rules
Emaar's approval is needed for any alteration, through a Home Modifications NOC on the ECM community portal, and ECM's FAQ is clear that the outside of the villa is not open to change. That puts the focus of a renovation in The Lakes on what happens inside the walls and in the garden.
We check your scope against the rules during the Plan stage and apply for the NOC ourselves, so work starts on an approved basis.
