RENOVATING A

Renovating a JVT villa

According to Nakheel's website, Jumeirah Village Triangle is one of its communities. Nakheel describes its villas and townhouses there as built in traditional Arabian and Mediterranean styles. In practice, owners come to a JVT renovation with two kinds of brief. Some want to keep the character of the house, its arches and proportions, and bring the kitchen, bathrooms and finishes up to date. Others want to change how the villa works, with an extra room, a larger kitchen or an opened-up ground floor. Both are possible, but the second kind needs structural and approval checks before design goes far.

WHAT A

What a JVT villa renovation can include

01

New layouts and cabinetry made in our own joinery, with the plumbing and electrical work behind them.

02

03

04

Living areas, majlis and staircase

05

Extensions and extra rooms

Structural work that adds space, subject to engineering checks and the community's approval.

06

Garden, pool and entrance

Landscaping, pools, pergolas and the approach to the front door.

KEEPING THE

Keeping the character, or changing it

Arabian and Mediterranean villas

The architecture of a JVT villa is part of its appeal, and a renovation should decide early what to keep. Arched openings, decorative details and the proportions of the main rooms can be kept and given modern finishes, or the interior can move to a cleaner, contemporary language while the outside stays as it is.

The outside is where limits apply. Nakheel's FAQ says owners can make changes as long as they do not affect the external facade and structure of the property, so facade, openings and extensions are checked against the rules before they are designed. Inside, the 3D lets you see the new kitchen or staircase against the existing house before anything is removed.

APPROVALS FOR

Approvals for renovating in JVT

Nakheel's FAQ states that an NOC from its Urban Planning team is needed before any alterations, and refers to construction, modification and extension work that needs both a Nakheel and a Trakhees NOC. Nakheel also notes that JVT includes third-party residential developments, which may have their own rules. We confirm what your renovation needs and apply for the approvals ourselves.

FAQ

Questions and answers

Can I add a room or extend my JVT villa?

It may be possible, depending on the structure and on approval. Nakheel's FAQ refers to extension work needing Nakheel and Trakhees NOCs. We check feasibility and apply for the approvals.

Can I change the outside of my villa?

Nakheel's FAQ says changes are allowed as long as they do not affect the external facade and structure. External changes are checked against the rules before design.

Do I need an NOC for interior work in JVT?

Nakheel's FAQ says an NOC from its Urban Planning team is needed before any alterations. We confirm what applies to your scope.

Can we keep the arches and character of the house?

Yes. Many renovations keep the architecture and renew finishes, kitchens and bathrooms around it.

Can we live in the villa during the work?

Often, yes, if the work is phased so a bathroom, bedrooms and a way to cook stay in use.

How long does a villa renovation take?

It depends on the work. We give you a programme after the site visit.
