Villa renovation in Jumeirah Islands

We renovate Jumeirah Islands villas from the inside out: kitchens, bathrooms, living spaces, verandas and roof terraces, planned in 3D and kept within Nakheel's rules for the outside of the house.

RENOVATING A

Renovating a villa that was built to face the water

Jumeirah Islands villas were built around their outdoor spaces: Nakheel describes homes with large private gardens, verandas and spacious roof terraces, looking out over scenic lakes. Many of them have now been lived in for a long time, and owners renovating them usually want two things at once. Inside, the kitchen, bathrooms and finishes need bringing up to date. Outside the walls, the rooms that open to the veranda and the lake should feel more connected to it. A renovation here is about making the house work with its setting, while respecting the limits the community places on the exterior.

WHAT NAKHEEL'S

What Nakheel's rules mean for a renovation

According to the FAQ on Nakheel's website, owners can make changes as long as they do not affect the external facade and structure of the property, and must obtain an NOC from Nakheel's Urban Planning team before making any alterations. In practice that means interior renovation has wide scope, while anything touching the facade, the roof line or the structure needs particular care and may not be possible. We check your plans against the community's rules at the Plan stage and apply for the NOC ourselves.

WHERE JUMEIRAH

Where Jumeirah Islands renovations usually focus

01

Kitchen and family room

Opening the kitchen to the living space that faces the garden, with new cabinetry made in our own joinery.

02

Bathrooms

Strip-out, waterproofing, tiling, sanitaryware and vanities, planned so at least one bathroom stays usable while you live there.

03

Openings to the veranda

Where the community allows it, doors and finishes that make the step from living room to veranda feel like one space.

04

Roof terrace

Waterproofing, flooring, shade and lighting, so a terrace that is rarely used becomes a room with a view.

05

Floors, ceilings and stairs

New flooring across the ground floor, gypsum ceilings with concealed lighting, and the staircase that links the levels.

PLANNING THE

Planning the work around the family

All at once or one area at a time

Some owners renovate the whole villa while it is empty; others stay at home and work area by area. Either way we plan the whole house first, so that a bathroom done this year does not have to be opened up again when the kitchen is done next year.

Garden, pool and terrace work use different trades and access from the interior, so they can often run alongside it. One project manager coordinates both and is your single point of contact.

FAQ

Questions and answers

Can I change the outside of my Jumeirah Islands villa?

Nakheel's FAQ says owners can make changes as long as they do not affect the external facade and structure. External changes therefore need checking against the community rules before they are designed.

Who applies for the Nakheel NOC?

We do, as part of the project. As the owner you may need to provide documents or sign forms, and we tell you what is needed.

Can the roof terrace be made usable?

Often, yes. Waterproofing, flooring, shade and lighting can turn a roof terrace into a usable outdoor room, subject to the community's rules on structures.

Can we stay in our Jumeirah Islands villa during the renovation?

Often. We agree which rooms stay usable and how the team gets in and out before work starts.

Can the garden and pool be renovated at the same time?

Yes. Outdoor work can run alongside the interior, managed by the same project manager.

How long does a villa renovation take?

It depends on the work and the phasing. We give you a programme after the site visit.
