Villa renovation in Al Barsha

Older Al Barsha villas are often solid houses with tired insides and years of piecemeal changes. We renovate them as a whole, from services and layout to facade and garden, with the design agreed in 3D.

RENOVATING A

Renovating a villa that has been lived in for a long time

The villa areas of Al Barsha 2, 3 and Al Barsha South were not delivered as one uniform estate. Many villas were built on their own plots at different times and to different designs, and many have since been extended, re-tiled or repainted by successive owners. A renovation here usually starts with finding out what the house really is: which walls are original, which additions were built later, what condition the plumbing, electrics and waterproofing are in, and which rooms no longer suit the family. Standalone villas also give more scope to change the outside, from the facade colour to the boundary wall and entrance. We plan the whole villa first, inside and out, design it in 3D and build it with our own team. The projects shown are from other Dubai communities.

WHAT WE

What we check first in an older villa

  • Plumbing and drainageOld pipework behind bathrooms and kitchens is often the reason a renovation is needed. It is replaced while walls and floors are open.
  • Electrics and ACCircuits, distribution boards and air-conditioning that have been added to over time are reviewed before new ceilings close over them.
  • WaterproofingWet areas, balconies and the roof are inspected, because leaks show up in new finishes first.
  • Earlier additionsRooms or structures added by previous owners are reviewed with you before deciding whether to keep, rework or remove them.
  • ApprovalsWhich approvals apply depends on the plot, the scope and who manages the area. Structural and external works generally need them. We confirm and apply ourselves.
WHAT AN

What an Al Barsha renovation can cover

01

Layout

Opening a closed kitchen, combining small rooms, turning a ground-floor room into a guest suite or majlis, where the structure allows.

02

Kitchen and bathrooms

New kitchens with cabinetry from our own joinery, and fully renovated bathrooms with new waterproofing and fittings.

03

Floors, stairs and ceilings

New flooring throughout, a renewed staircase, and gypsum ceilings with concealed lighting.

04

Facade and entrance

Exterior painting, a new entrance and door, and lighting that changes how the villa reads from the street.

05

Boundary and parking

Wall repairs or rebuilding, gates, driveways and car parking shades.

A COMPLETE

A complete transformation of an older villa

What we did in Al Twar

Project Majestic is a villa in Al Twar, which its project description calls the charming old town, renovated inside and out. The interiors were tiled throughout with a white marble effect, a custom-built staircase was given wood-look flooring, and every bathroom was fully renovated. Outside, a pool with a cascading water feature, a sunken structure, a gazebo and a custom-built parking area were added.

It is not in Al Barsha, but it is the kind of project many older standalone villas need: one plan for the house, the plot and the boundary, carried out by one team.

HOW A

How a renovation runs

01

Project Study

A free site visit to walk every floor, the roof and the plot, and check the condition of services and finishes.

02

Plan

Scope, phases and which rooms stay in use, and the approvals the work needs, which we apply for.

03

Visualization

The renovated rooms, facade and garden in 3D before demolition starts.

04

Execution

Our in-house team works through the phases, 8:00 to 17:00, Monday to Saturday, with one project manager.

Duration depends on the work; each phase gets its own programme after the site visit.

FAQ

Questions and answers

Our Al Barsha villa is old. Is it worth renovating rather than rebuilding?

Often, if the structure is sound. We assess it at the site visit and tell you what renovation would involve.

Can you change the outside of a standalone villa in Al Barsha?

Usually more than in a gated community, but external and structural works still need the right approvals. We confirm what applies and apply for them.

Can we live in the villa while it is renovated?

Often yes, with the work phased. A full renovation of services and every room is easier if you can move out for that period.

Do you replace old plumbing and electrics?

Yes, as part of the renovation, while walls, floors and ceilings are open.

Have you renovated villas in Al Barsha?

Not yet. The renovations shown are in Al Twar, Dubailand, The Villa and Mudon.

Can the garden and boundary be done at the same time?

Yes. Garden, pool, walls and parking can run alongside the indoor work.
