Renovating a house that belongs to its garden
According to Al Barari, its homes are known for generous layouts, clean design and close integration with the surrounding landscape. That gives a renovation a clear brief: whatever changes inside should strengthen the link to the garden, not cut it. In practice that can mean lighter finishes that carry through to a terrace, joinery that keeps windows clear, a kitchen turned to face the garden, or bathrooms renewed without shrinking the openings that bring daylight in. We renovate villas area by area or as a whole, inside and out, with our own team and in-house joinery.
Where Al Barari renovations usually start
Kitchens
New layouts and cabinetry built in our joinery workshop, often re-planned so the cooking and dining areas look onto the garden.
Bathrooms
Full renewals of tiling, sanitaryware, waterproofing and lighting, with storage niches and joinery to suit.
Joinery and wardrobes
Fitted wardrobes, walk-in closets, TV walls and panelling made in-house to the exact room.
Floors and ceilings
New flooring, gypsum ceilings and lighting that unify rooms that were finished at different times.
Terraces and garden edges
The threshold between house and garden: paving, shade and steps, renovated together with the rooms that open onto them.
Alterations and extra floor area
What the master developer's rules say
According to Al Barari's published rules on construction and modifications, an owner may not carry out modification, alteration or extension works, or alter the plot or building boundary, without a no-objection certificate from the master developer. The rules state specifically that works must not add built-up area or gross floor area without the master developer's prior approval.
So before a renovation is designed we separate the work that changes only finishes and fittings from anything that changes the building. Interior refurbishment, an enclosed terrace and an extension are treated very differently. We prepare the drawings for whatever needs approval and apply for it ourselves; after completion, the rules say the master developer may ask for as-built plans, which we provide.

How we run it
Project Study
A free site visit to walk every room and the garden, and to understand which changes are finishes and which affect the building.
Plan
Scope, phasing and approvals agreed. We apply for the master developer's NOC where the work requires it.
Visualization
The renovated rooms in 3D, so you can judge how they connect to the terrace and garden before anything is removed.
Execution
Our in-house team and joinery workshop carry out the work, managed by one project manager from start to handover.
Timing depends on the scope and the NOC; the programme comes after the site visit.
