Villa renovation in Jumeirah

An older Jumeirah villa often needs more than new finishes: tired services, dated layouts and additions from earlier owners. We survey it properly, design the changes in 3D and carry them out in-house.

RENOVATING A

Renovating a villa with a long life behind it

Jumeirah's villas were built over many years on individual plots, and many have been extended, repainted and refitted by more than one owner. That gives each house character, but also a mixed inheritance: services from different periods, rooms added on, finishes layered over finishes. A renovation that only changes the surfaces can leave problems behind them. We start with a careful survey of the structure, the plumbing, the electrics and the air-conditioning, so the design is based on what the house really is. Then we plan the work area by area, from kitchen and bathrooms to the facade, boundary and garden.

WHAT OLDER

What older villas usually need

01

Services

Plumbing, drainage and electrical work brought up to date while walls and floors are open.

02

Layout

Opening closed kitchens, joining small rooms, or turning an old annex into a usable suite, depending on structure and permits.

03

Kitchen and bathrooms

Full replacement with waterproofing, new finishes and cabinetry from our own joinery workshop.

04

Floors, ceilings and stairs

New flooring, gypsum ceilings with concealed lighting and a refreshed staircase.

05

Facade and boundary

Exterior painting, the entrance, boundary walls and car shades, which set how the villa looks from the street.

06

Garden

Landscaping and pool works alongside the house, or in a later phase.

Planning for what is found

In an older house some problems only appear once finishes come off: corroded pipes, weak screed, damaged waterproofing or old wiring. We allow for this in the plan, inspect as soon as areas are opened, and agree with you how to deal with what is found before closing it up again.

That is also why we plan the whole villa first even when you renovate in phases. Pipes and cables for a later phase are laid when floors are open, not chased into new finishes afterwards.

DUBAI MUNICIPALITY

Dubai Municipality permits

Outside the master communities, building permits for villas in Dubai are generally handled by Dubai Municipality. Its services include a permit to make modifications and additions to existing buildings, a building completion certificate for permits including modifications and maintenance, a permit for demolition works and a self permit for simple structural maintenance that does not affect the building's safety. Which of these your renovation needs depends on the scope. We confirm it and apply ourselves.

HOW WE

How we run the renovation

01

Project Study

A free site visit to walk the house and garden, inspect services and note earlier additions.

02

Plan

Scope, phasing, which rooms stay in use, and the permits, which we apply for.

03

Visualization

The renovated areas in 3D before demolition starts.

04

Execution

The work is done by our own team, coordinated by one project manager.

Duration depends on the work and on what is found once finishes come off. A schedule is prepared after we have visited.

FAQ

Questions and answers

Do I need a permit to renovate my Jumeirah villa?

It depends on the scope. Dubai Municipality has a permit for modifications and additions to existing buildings; finishes-only work may need less. We confirm and apply.

Is there a community NOC in Jumeirah?

Because the district has no master developer, there is normally no developer NOC; any permit is generally a Dubai Municipality matter.

Our villa has an old extension. Can it be reworked?

Often. We check its structure and permits first, then design how it can be integrated or rebuilt.

Can you replace all the plumbing and wiring?

Yes. Service upgrades are often the main reason to renovate an older villa properly.

Have you renovated villas in Jumeirah?

The projects shown here are from other Dubai districts, including Al Twar. We are happy to visit and look at your home.

How long does a renovation take?

It depends on the work. A programme follows the site visit.
