Villa renovation in Dubai Hills Estate

Many Dubai Hills Estate homes are recent, so renovation here is often about making a developer-finished house your own rather than repairing an old one. Some villas start as a shell. We handle both, with our own joinery.

PERSONALISING A

Personalising a recent home

Dubai Hills Estate is a relatively recent master community, and much of its housing still has the finishes it was handed over with. Developer finishes are chosen to suit any buyer, which is why owners often change them: standard kitchens, plain bathrooms, wardrobes that do not fit how a family stores things, and lighting that is functional rather than considered. A renovation in a recent home is less about structure and more about layout, joinery, lighting and finishes. It can be done room by room, but it is easier to plan the whole house once, even if it is built in phases.

FITTING OUT

Fitting out a shell-and-core villa

A different kind of project

Emaar Community Management describes the homes in Hills Grove, at the edge of Dubai Hills Golf Club, as shell-and-core units. A shell-and-core villa is handed over with its structure and envelope but without the interior fit-out, so the owner decides layouts, finishes, joinery and lighting from the start.

That makes the design stage the whole project. We plan the interior in 3D room by room, coordinate ceilings, lighting, flooring and joinery as one package, and build it with our in-house team and workshop. The same approach works for any villa being stripped back to its structure.

APPROVALS IN

Approvals in Dubai Hills Estate

Emaar Community Management states in its Dubai Hills Estate FAQs that any alteration to the villa has to be approved by Emaar, with the NOC applied for through the community portal; it gives a carport extension as an example. It also states that changes to the exterior of the villa are not permitted in the context of adding exterior lighting. We confirm what your scope involves at the Plan stage and apply for the approvals ourselves.

FAQ

Questions and answers

Do I need Emaar's approval to renovate in Dubai Hills Estate?

Emaar Community Management's FAQs say alterations to the villa need Emaar's approval. We check what your renovation involves and apply for the NOC ourselves.

Can you fit out a shell-and-core villa?

Yes. We design the full interior in 3D and build it with our in-house team, including the joinery.

Our home is only a few years old. Is renovation worth it?

Owners of recent homes usually renovate to personalise rather than repair: kitchens, wardrobes, bathrooms and lighting. A whole-house plan helps even if you build in phases.

Have you renovated homes in Dubai Hills Estate?

The renovations on this page are in Mudon, Dubailand and Al Furjan. We show them as examples of our work.

Can we live in the house during the work?

Often, with careful phasing. We plan which rooms stay in use at the Plan stage.

How long will it take?

That depends on the rooms included and the phasing. A programme follows the site visit.
