Villa renovation in Pearl Jumeirah

Because every villa on the island was designed for its first owner, renovating one means adapting a unique house to new people. We study what is there, design the changes in 3D and carry them out in-house.

RENOVATING A

Renovating a house that was built to someone else's brief

Meraas describes Pearl Jumeira as offering plots for custom-built villas and mansions. A custom house is a particular kind of renovation project. There are no identical neighbouring villas that show what works, the layout reflects how the original owner wanted to live, and finishes and systems may be specific to that one build. When a new owner moves in, or a family's needs change, the questions are rarely about the structure. They are about rooms that do not suit the way you live, a kitchen designed for someone else, wardrobes in the wrong places and outdoor areas that were never finished. We begin by understanding the house as built before proposing anything.

WHAT OWNERS

What owners usually want to change

01

Layout and use of rooms

Turning a formal room into a family room, a guest suite into a home office, or opening the kitchen to the terrace.

02

Kitchen and pantry

New cabinetry, worktops and lighting, with the cabinets made in our own joinery workshop to fit the room exactly.

03

Bathrooms and suites

Strip-out, waterproofing, tiling, sanitaryware and vanities, planned so at least one bathroom stays usable if you live in the house during the work.

04

Joinery throughout

Wardrobes, walk-in closets, TV walls, wall panelling and doors, designed for the proportions of a one-off house.

05

Terraces and garden

Finishing or reworking outdoor areas, including pools, shade and lighting, alongside the indoor work.

WORKING WITH

Working with what the original build left behind

Drawings, systems and finishes

The first job is to understand the villa: where services run, which walls are structural, what finishes and fittings were used and how the air-conditioning and lighting are controlled. If you have the original drawings, they help. If not, we survey and record what we find.

That knowledge shapes the design. Keeping a wet room where it is, reusing a service route or matching a stone that is staying all reduce disruption. The 3D design then shows how the new rooms sit with the parts of the house that are not changing.

APPROVALS FOR

Approvals for renovation work

Pearl Jumeirah is listed by Dubai Holding among the communities managed by Dubai Holding Community Management. Which approvals a renovation needs depends on the scope: work that touches the exterior, structure or services is treated differently from new finishes. Approvals rest with the community's master developer or management and, where needed, the relevant authority. We confirm what applies and apply for it ourselves.

HOW WE

How we run the renovation

01

Project Study

A free site visit to walk the house with you, record the existing layout and services, and agree what you want to change.

02

Plan

Scope, phasing and which rooms stay in use, plus the approvals, which we prepare and submit.

03

Visualization

The changed rooms in 3D, so you see them in the context of the whole house.

04

Execution

Our in-house team carries out the work, with joinery from our workshop and one project manager as your contact.

Duration depends on the work. We set out a programme for you after the visit.

FAQ

Questions and answers

We have just bought a villa on Pearl Jumeirah. Where do we start?

With a site visit. We walk the house with you, list what you want to change and suggest an order that avoids redoing work later.

We do not have the original drawings. Is that a problem?

No. We survey the villa and record the layout and visible services before designing.

Can you match finishes that are staying?

We look for a matching or complementary finish and show the result in the 3D design before work starts.

Can the garden and pool be renovated at the same time?

Yes. Outdoor work uses different trades and access and can run alongside indoor work.

Who approves renovation work on the island?

The community's master developer or management and, depending on the scope, an authority. We apply for the approvals.

Is the site visit free?

Yes, the first site visit is free.
