Renovating a home from the first generation of the community
In homes that have been lived in for years, family life tends to show in the same places: kitchens with closed layouts and worn cabinet doors, bathrooms with original tiles and sanitaryware, flooring that has chipped or lifted, and air-conditioning and lighting that no longer suit the way the rooms are used. Renovation here is less about fixing one problem than about bringing a sound house up to date. The projects shown are from other Dubai communities.
Where Victory Heights renovations usually start
Kitchen
Opening a closed kitchen to the living area where the structure allows it, with new cabinetry made in our own joinery, worktops and lighting.
Bathrooms
Strip-out, waterproofing, tiling, new sanitaryware and vanities. With several bathrooms in a villa, we keep one usable at all times.
Flooring and stairs
New flooring across the ground floor and a renewed staircase, often the first things seen from the front door.
Bedrooms and storage
Fitted wardrobes, gypsum ceilings with concealed lighting and a study or nursery carved out of a spare room.
Garden and terrace
Older paving, planting and pools renewed in the same programme, or in a later phase.
Townhouse or villa
Two different renovation jobs
A townhouse shares walls with its neighbours and usually has one route in, through the front door. Noisy work, deliveries and waste removal all pass through that door, so protection of floors and stairs, and a tidy daily routine, matter more than in a detached home.
A detached villa gives more freedom. Materials can come in through the garden or a side gate, and the house can be split into zones so the family lives on one floor while the team works on the other. In both cases, structural changes and changes to the outside of the house need approval from the community's master developer or management, which we apply for.

How a renovation runs
Project Study
A free site visit to walk every room and the garden with you and check the condition of floors, plumbing and electrics.
Plan
Scope, order of work and which rooms stay in use. We confirm the approvals the work needs and apply for them.
Visualization
Kitchens, bathrooms and living areas shown in 3D, so changes happen on screen before anything is demolished.
Execution
Our in-house team works through the agreed phases from 8:00 to 17:00, Monday to Saturday, with one project manager as your contact.
How long it takes depends on the scope; we set out a phase-by-phase programme after visiting.
What changes the cost
The main drivers are how many rooms are included, whether layouts change or finishes are renewed in place, what is found behind old tiles and floors, how much joinery is involved, the finishes and fittings you choose, and whether the work is done in one go or in phases. We price after the site visit and the agreed scope.
