Bringing an established villa up to date
Emaar Community Management describes The Meadows as two-storey detached villas with large garden and porch spaces. Many have been family homes for a long time, and what owners want from a renovation is usually clear: a kitchen that suits how they cook now, bathrooms that are not original, better storage, and a ground floor that opens properly to the porch and garden. With two floors, the work can be planned in layers, keeping the upstairs bedrooms in use while the ground floor is rebuilt, or the other way round. The projects shown are from other Dubai communities.
Renovation by floor
Ground floor living
Kitchen, family room, majlis or formal living, flooring throughout and gypsum ceilings with concealed lighting.
Kitchen
New layout and cabinetry made in our in-house joinery, with the plumbing and electrical work behind it.
The staircase
Treads, balustrade and lighting, often the first thing you see from the door.
Upstairs bedrooms
Built-in wardrobes, flooring, ceilings and lighting, one room at a time if needed.
Bathrooms
Strip-out, waterproofing, tiling and sanitaryware, phased so one bathroom stays usable.
Porch and garden
The covered porch and the garden beyond it, renovated with the interior or in a later phase.
What Emaar Community Management's FAQ says
These points are from ECM's home modification FAQ for Emirates Living, which covers The Meadows.
- Alterations need approvalAny alteration to the villa has to be approved by Emaar, and an NOC is applied for through 'Home Modifications' on the community portal.
- The exterior is protectedIn its answer on exterior lighting, ECM states that changes to the exterior of the villa are not permitted.
- Carport extensionsECM's answer on extending a carport is the same: it needs Emaar's approval through an NOC.
- Inside the home is the owner'sECM says maintenance issues within the unit are the homeowner's responsibility, as the defects liability period has expired.
Living upstairs while the ground floor is rebuilt
Phasing a two-storey renovation
A two-storey villa makes phasing easier. The family can sleep upstairs while the kitchen and living areas are renovated, with a temporary kitchen set up elsewhere, and then move down while the bedrooms are done.
We plan the whole house first, so cables and pipes for later phases are laid while floors are open. Work areas are sealed off and stairs and floors that stay are protected. Our team works 8:00 to 17:00, Monday to Saturday.

A free site visit through both floors, the porch and the garden, checking services and what you want to change.
Plan
Scope and phases floor by floor, checked against the Emirates Living rules. We apply for the NOC.
Visualization
Each area in 3D before demolition starts.
Execution
Our in-house team works phase by phase, with one project manager as your single point of contact.
Duration depends on the work. A programme for each phase is given after the site visit.
