Villa renovation in Tilal Al Ghaf

In a community as new as Tilal Al Ghaf, renovation rarely means repairing. It means turning a developer-finished house into your own: kitchen, storage, ceilings, lighting and the garden, designed in 3D first.

FROM DEVELOPER

From developer finish to a home that fits

Majid Al Futtaim's Tilal Al Ghaf offers townhouses in Elan and Aura, twin villas in Aura, villas in Harmony and grand villas and mansions closer to Lagoon Al Ghaf. The developer already gives buyers choices: its neighbourhood pages mention options such as contemporary or Mediterranean facades, Sky Suite options in Aura and a choice of decors in Serenity Mansions. Even so, a new house is finished for a typical buyer, not for your family. Owners often want more storage, a kitchen that suits how they cook, better lighting, a home office, or a guest room that works. That is the renovation we do here: building on a sound new house rather than undoing an old one. The projects shown are from other Dubai communities.

COMMON UPGRADES

Common upgrades in a new villa or townhouse

01

Kitchen

Replacing or extending the developer kitchen with cabinetry made in our own joinery, a larger island, better storage and task lighting.

02

Wardrobes and storage

Fitted wardrobes, walk-in closets, under-stair storage and laundry joinery, built to the actual room sizes.

03

Ceilings and lighting

Gypsum ceilings with concealed and cove lighting, replacing plain ceilings and single lights.

04

Feature walls

TV walls, wall panelling and cladding in the living room and bedrooms.

05

Smart home

Lighting, climate and ambience control added while ceilings are open.

06

Garden and terrace

Often the largest gap in a new home, designed and built alongside the indoor upgrades.

THINGS TO

Things to check before changing a new house

  • Developer defects periodNew homes usually come with a period in which the developer fixes defects. Ask how changes to fixtures and finishes affect it before you replace them.
  • ApprovalsStructural and external changes need approval from the community's master developer or management. We confirm what your scope needs and apply ourselves.
  • What is already providedDeveloper options chosen at purchase, and the services behind them, are surveyed so we build on them rather than duplicate them.
  • Living in or moving inWork done before you move in is quicker and cleaner. If you already live there, we phase the rooms.
TOWNHOUSE AND

Townhouse and villa, different priorities

Space in one, character in the other

In a duplex townhouse every square metre counts. Joinery does most of the work: storage built into stairs and alcoves, a kitchen that uses its full height, and a ground floor that opens cleanly onto the garden.

In a larger villa or mansion, the opportunity is character: ceilings, lighting, wall finishes and a garden that matches the facade you chose. In both, we show the rooms in 3D so you can compare the upgraded house with what you have now before work starts.

HOW AN

How an upgrade project runs

01

Project Study

A free site visit, ideally soon after handover, to measure rooms, check services and hear what is missing.

02

Plan

Scope and order of work, and any approvals the changes need, which we apply for.

03

Visualization

Kitchen, storage, ceilings and garden in 3D, revised with you.

04

Execution

Our in-house team carries out the work with one project manager, 8:00 to 17:00, Monday to Saturday.

Duration depends on the work. A programme follows the site visit.

FAQ

Questions and answers

Our Tilal Al Ghaf home is brand new. Why renovate?

In a new home the work is rarely repair. It is usually adding storage, upgrading the kitchen, improving lighting or finishing the garden so the house fits the family.

Is it better to do the work before we move in?

Usually, yes. An empty house is quicker to work in and nothing has to be protected or moved.

Will changes affect the developer's defects cover?

They can. Check with the developer how changing a fixture or finish affects its defects obligations before replacing it.

Do we need approval for interior upgrades in Tilal Al Ghaf?

It depends on the scope. Structural and external changes need approval from the community's master developer or management, which we apply for.

Have you worked in Tilal Al Ghaf?

Not yet. The homes shown are in Mudon, Dubailand and elsewhere in Dubai.

Can you upgrade the garden at the same time?

Yes. In a new home the garden is often the biggest gap, and we design and build it alongside the indoor work.
