Villa renovation in Arabian Ranches
We renovate Arabian Ranches villas from the inside out, keeping the Spanish and Arabian character of the house outside while the kitchen, bathrooms, floors and garden are brought up to date.

Renovating inside a house whose outside is protected
Emaar Community Management (ECM) describes Arabian Ranches as a community launched in 2004, with neighbourhoods such as Alvorada, Saheel, Mirador, Palmera, Al Reem and Savannah whose homes draw on Spanish and Arabian architecture. That shared architecture is protected. According to ECM, external modifications that change the aesthetics of the villas are not permitted, and any renovation needs a Home Modifications NOC from Emaar. So a renovation here is mostly about the inside of the house and the garden: rethinking rooms that no longer suit how the family lives, while the facade keeps the look the neighbourhood was built around. We plan the whole villa first, design it in 3D and carry it out with our own team. The projects shown are from other Dubai communities.
What needs a NOC, and what does not
ECM's published guidance for Arabian Ranches draws a line between renovation and routine upkeep.
- RenovationECM states that renovating your home needs a Home Modifications NOC, applied for through the community portal. We prepare and submit it.
- Painting and maintenanceAccording to ECM, interior painting and regular maintenance, such as AC cleaning or repairing damaged sanitaryware and fittings, do not need a NOC.
- Contractor accessEven where no NOC is needed, ECM says the contractor must have an entry permit to work in the community. We arrange ours.
- Carports, balconies and terracesECM states that any alteration to the villa has to be approved by Emaar and refers owners to its Home Modification Guidelines for what can be done on a balcony.
What we renovate in an Arabian Ranches villa
Kitchens
New layouts where the structure allows, cabinetry made in our own joinery, worktops, lighting and the services behind them.
Bathrooms
Full strip-out, waterproofing, tiling and new fittings, planned so one bathroom always stays in use.
Floors and staircase
Replacing original flooring across the ground floor and renewing the stair, which sets the tone at the entrance.
Ceilings and lighting
Gypsum ceilings with concealed lighting, replacing a single central light with layered light in each room.
Bedrooms and wardrobes
Fitted wardrobes and bespoke joinery, or a spare room turned into a study.
Garden and pool
Paving, planting, shade and pool works, under their own NOC, alongside or after the indoor phase.
Keeping the character, changing the house
Arches and warm walls outside, a modern plan inside
Arched openings and warm, rendered walls are part of how many Arabian Ranches villas look from the street. Inside, the same details can be kept and celebrated, or the interior can take a cleaner, more contemporary line. We show both directions in 3D so you can decide before anything is removed.
You can usually stay in the villa: we phase the house, close off work areas and bring materials through the garden or garage where possible.
