Villa and townhouse renovation in Meydan

Semi-detached villas and townhouses are where most renovation briefs in Meydan begin: a kitchen that is too closed, bathrooms that feel dated, storage that never fitted. We redesign them in 3D and carry out the work with our own team.

RENOVATING ATTACHED

Renovating attached homes in Meydan

According to Meydan's real estate website, its residential neighbourhoods include Meydan Villas, planned as four-bedroom semi-detached villas, and the Meydan Heights townhouse community, among other villa and apartment projects. Attached homes have a particular set of renovation questions. One side wall belongs partly to the neighbour, so it cannot be opened or chased freely. Light comes from the front and back only, which makes deep ground floors dark. Plans are repeated across a street, so owners often want their home to feel less like the show unit. The work shown here is from villas in other Dubai communities.

TYPICAL CHANGES

Typical changes in Meydan's semi-detached villas and townhouses

01

Opening the ground floor

Joining kitchen, dining and living into one space where the structure allows, so light from the garden reaches further in. Structural walls are checked before anything is drawn.

02

Kitchens

New layouts and cabinetry made in our own joinery, often with an island or a breakfast counter facing the garden.

03

Bathrooms

Strip-out, waterproofing, tiling and new fittings, phased so at least one bathroom stays usable.

04

Storage and joinery

Built-in wardrobes, under-stair storage and TV walls that use the alcoves typical of townhouse plans.

05

Ceilings and lighting

Gypsum ceilings with concealed lighting to give rooms a warmer, layered light than a single ceiling point.

06

Garden and frontage

Landscaping, a pergola or a small pool at the back, and a refreshed entrance at the front, where community rules allow.

MAKING A

Making a repeated plan your own

Same footprint, different house

In a community of repeated house types, the outside usually has to stay in line with the neighbours, while the inside is yours to change. That is where most of the difference is made: how the staircase is finished, what you see when the front door opens, whether the ground floor is one space or three.

We design the renovated areas in 3D before anything is demolished, so you can compare options on screen. The same in-house team then carries out the work, and a dedicated project manager is your single point of contact for every room.

HOW A

How a Meydan renovation runs with us

01

Project Study

A free site visit to walk the house with you, check which walls are structural or shared, and note the condition of services.

02

Plan

Scope and phasing agreed, including which rooms stay in use. We check what your community requires and apply for the approvals ourselves.

03

Visualization

Every renovated area in 3D, so the layout and finishes are settled before work begins.

04

Execution

Our team carries out the work, with joinery from our own workshop and one project manager throughout.

Duration depends on the work. A programme is given after the site visit.

APPROVALS FOR

Approvals for renovations in Meydan

Internal and external changes to homes in Meydan are approved by the master developer or the management of your particular neighbourhood. We do that for you and apply for the approvals as part of the project.

FAQ

Questions and answers

Can I open up the ground floor of a Meydan townhouse?

Often partly, depending on which walls are structural and which are shared with the neighbour. We check this at the site visit before proposing a layout.

Can I change the outside of my semi-detached villa in Meydan?

Exterior changes are usually limited so that the street stays consistent. The community's master developer or management decides; we apply for whatever approval the work needs.

Have you renovated villas in Meydan?

Not yet. The projects shown are from Dubailand, Mudon and Al Furjan.

Can we stay in the house during the work?

Often yes, with the work phased so a bathroom and a place to sleep stay usable. A full renovation is simpler if you can move out.

Do you make the kitchen and wardrobes yourselves?

Yes. Joinery is made in-house.

How long does a renovation take?

It depends on the work. We give you a programme after the site visit.
