Made-to-measure furniture for Dubai homes: a buyer's guide
A Dubai villa or apartment rarely has a wall that matches a showroom catalogue: bulkheads carry the air-conditioning ducts, sockets sit where a cabinet should go and the rooms are larger or tighter than the furniture was designed for. This guide covers when made-to-measure furniture is worth commissioning, which pieces are usually built to fit, which materials cope with the heat and the sun, how the process runs and how to read the quotation and the drawings before you sign.

When custom beats ready-made
Ready-made furniture is often the right answer: a dining chair, a sofa in the middle of a room or a side table does not need to be made for one address. Made-to-measure furniture earns its place in a few situations that come up constantly in Dubai homes. The first is the awkward wall: a bulkhead dropping across one side of a villa bedroom for the AC duct, a return grille in the corner and a switch plate where a wardrobe door would land, so a standard unit leaves a dusty gap above and a void at the side. The second is the built-in piece: a TV wall, a window seat, a desk in an alcove or a bench along a majlis wall is fixed to the building and has to be sized to it. The third is a scheme, when the headboard, the bedside tables and the wardrobe fronts are meant to read as one finish. The last is scale: a villa living room in a large-plot community swallows a catalogue sofa, while a studio apartment needs a bed with storage underneath for the luggage. If you are unsure whether what you need is furniture or fixed joinery, our explainer on joinery versus carpentry draws the line. At OutMazed both come from the same place: our made-to-measure furniture and our bespoke joinery for villas and apartments are drawn in 3D for your room and made in our own workshop.
The pieces that are usually made to measure
The items Dubai owners most often commission rather than buy, and why a standard size rarely fits them.
TV units and media walls
Once a wall is panelled or slatted, the screen, the console, the cable route and the backdrop are one piece, and the socket positions are decided before anything is cut. Our custom TV wall units page covers the console and the cabling; for looks, see our TV unit design ideas.
Wardrobes and dressing rooms
A fitted wardrobe runs to the ceiling or the underside of the bulkhead and is scribed to walls that are rarely square. Our fitted wardrobes made to measure are planned around what you own, and a spare bedroom or a lobby to the bathroom can become one of our walk-in closets and dressing rooms; layouts are in our wardrobe design ideas.
Kitchen islands and cabinets
The gas point, the window over the sink and the extract bulkhead cannot move, so our custom kitchen cabinets are built around the appliances and the worktop, with an island sized to leave a clear walkway on every side.
Beds with storage and headboard walls
A bed with lift-up or drawer storage, and a headboard that runs the width of the wall with the bedside tables and the reading lights built in, is designed with the rest of the room in our bedroom interior design work, so the sockets and the cove lighting land where the furniture needs them.
Majlis seating bases
Low seating that runs the length of the walls so every guest faces the centre is built as a fixed base with loose cushions, sized to how many guests the family hosts, and planned as part of our majlis design.
Outdoor built-ins
A barbecue counter with cabinets below, a bench along the boundary wall or a planter wall with a seat is built to the garden, not bought for it; our outdoor living spaces planned as rooms treat them as the furniture of a room without a roof, with materials chosen for sun and sand.
Materials and finishes that cope with Dubai
Heat, humidity, sun and the air-conditioning cycle
Most made-to-measure furniture is a stable board with a chosen surface, and the surface decides how the piece looks and ages. A painted or lacquered finish gives a flat, even colour that suits handleless fronts, and chips can be touched up. Wood veneer gives the grain of timber on large panels without the movement of solid wood. Laminates are the hard-wearing choice for kitchens, utility rooms and children's furniture. Solid timber is kept for frames, edges and legs, because it moves as the humidity swings between a sealed, air-conditioned winter room and a summer when the AC has been switched off for a holiday. Wherever water is likely, in a vanity, under a sink or in an outdoor counter, ask for a moisture-resistant or marine-grade board with sealed edges, because a standard board swells the first time it gets wet and never goes back.
The sun is the other enemy. Many villas have large west- or south-facing glass, and a sofa, a headboard or a veneered sideboard that sits in that light every afternoon fades unevenly. Choose fabrics and leathers rated for light and for cleaning, keep the brightest colours away from the window, and plan curtains or blinds with the furniture rather than after it. A stone or quartz-type worktop on an island or a dressing table stays flat and cool in a way a timber surface does not. Ask to see every finish as a sample in your room, under your own light, before anything is made.

From brief to installation
A made-to-measure piece passes through the same stages whoever makes it, and knowing them helps you judge a maker.
- The brief and the surveySay how the piece will be used and what it must hold, then let the maker measure. A proper survey records how square and plumb the walls are, the ceiling height, bulkheads, AC grilles, sockets, switches and skirting, and in an apartment the lift and door sizes that decide whether a tall unit is made in sections. Our site visit is free.
- Design and the 3D viewThe piece is drawn to the survey and shown in 3D in your room, so you can check the proportions against the bed, the window and the door swings and change the size, colour and details while change is still easy. Every piece we make is approved in 3D before anything is cut.
- Sample approvalAsk for physical samples of the board, the finish, the fabric and the handles, and look at them in the room at the time of day you use it. A lacquer that looks warm white in a showroom can read grey under a cool downlight.
- Workshop productionThe piece is cut, edged, assembled and finished away from your home. Ours is made at our workshop in Mina Jebel Ali to the approved drawings, which keeps the dust out of your rooms and sends a question raised on site straight back to the people who made it.
- Site installationFitting a built-in piece is carpentry: scribing the carcass to the wall and ceiling, hanging and adjusting doors, cutting the skirting around it and connecting the lighting. Our in-house carpentry team installs what the workshop has made from the same drawings. In a managed building the management may require a no-objection certificate first, and we apply for it where one is needed.
- Snagging and handoverWalk round the finished piece with the fitter: doors level with even gaps, drawers running without catching, an even reveal against the wall. Agree a snag list and a named contact for anything that appears after you move in.
How to read a quotation and the drawings
What a proper quote for custom furniture shows
A quotation should describe each piece separately: its overall size, the board, the finish and colour reference, the hardware by type, the internal fittings and whether lighting, sockets or a cable route are included. It should also list what is excluded, such as electrical connection, making good behind an old unit and removing what is there now. Quotes that look far apart are often describing different things: a lacquered finish with soft-close drawers and internal lighting against a laminate with plain shelves. Compare the specification line by line before the figure, and treat a quote with no sizes or finishes as a guess.
The drawings are the contract in pictures. Before production you should see a plan and an elevation of each piece with dimensions, a section showing the depth and any bulkhead or skirting it has to clear, the internal layout with shelf and rail heights, and the location of every socket, switch and light. For a wardrobe the drawing should also show how the gap to the ceiling and the side walls is closed; in a Dubai handover villa, where the walls are rarely square, that filler detail is the difference between a unit that looks built in and one that looks pushed against the wall. If a dimension on paper differs from the 3D view, raise it before the piece is made.

Thinking about lead time
Made-to-measure furniture is not quick, and a maker who promises an exact date before the design is agreed is guessing. The time goes into design and approval first, then production, then site work, and the first stage is the one you control: every day a finish or a dimension stays undecided is a day the workshop cannot start. Plan the sequence with the other trades: a wardrobe is fitted after the flooring and skirting, a kitchen after the wall tiling and before the worktop template, and a TV wall after the electrician has run the cables. In a new handover villa, commission the fitted pieces first, because they decide where the loose furniture goes. We give you a programme after the site visit, because the timing depends on the pieces, the sizes and the finishes.
Care and maintenance in the Dubai climate
A well-made piece lasts if a few habits match the conditions it lives in.
Dust and sand
Fine sand finds its way into every home after a windy day. Wipe lacquered and veneered surfaces with a soft, slightly damp cloth rather than a dry one that drags the grit across the finish, and vacuum drawer runners and sliding-door tracks before the grit wears them.
Keep the AC steady
The usual cause of a sticking door or a warped panel is a long summer with the air-conditioning off. If you leave for the summer, keep the system running at a modest setting so the furniture does not swell in the humidity and shrink again when you return.
Water and steam
Wipe the vanity after use, keep the extractor running after a shower and check the sealant where the worktop meets the wall each season, because a hairline gap lets water into the board edge below.
Sun, fabric and outdoor pieces
Rotate cushions, close the blinds in the afternoon and keep leather away from the glass. Outside, close built-in cabinets for the summer, rinse dust off metal frames and check that water drains away from the base of a built-in bench after the winter rain.
