Landscape construction on Palm Jumeirah

Most frond gardens are established gardens, so construction often starts with careful removal. We take out what is not staying, rebuild the services and levels, and lay the new garden on top.

REBUILDING AN

Rebuilding an existing garden, not starting from bare sand

Nakheel describes the Fronds as gated, low-density villa communities with direct beach access. Many of the gardens there already have paving, planting, a pool and an irrigation system, put in by previous owners. A landscape construction project on the Palm therefore usually begins with decisions about what stays: a mature palm, a pool, a boundary wall, a working irrigation main. Everything else is removed in a controlled way so that what remains is protected. Then services, levels and new hardscape are built in the right order by one landscape company with its own site team, under one project manager. This page is about that execution work; the design side is covered on our landscape design and build page for the Palm.

WHAT A

What a typical scope involves

  • Selective demolitionLifting old paving, decking and planters, and removing waste through the side passage without damaging what is staying.
  • Protecting mature trees and palmsFencing root zones, working by hand near them and keeping their irrigation running during the works.
  • Irrigation renewalTesting the existing irrigation system, then replacing mains, valves and zones that leak or no longer match the new planting.
  • Levels and drainageRe-setting falls so water runs away from the house and terraces, a common fault in older gardens.
  • Walls, planters and basesBlockwork for boundary and garden walls, raised planters and the foundations for pergolas, kitchens and seating.
  • Hardscape, cabling and plantingDucts for lighting and power, then paving, stepping stones or decking, then soil, planting and lawn or artificial grass.
WORKING ON

Working on a frond

Access, neighbours and site rules

Each frond is a gated community with one access road, and villas sit close to their neighbours. We plan deliveries, skip positions and the movement of materials through the side passage so the road and neighbouring plots stay clear, and we follow the contractor rules set by the community management.

Site hours are 8:00 to 17:00, Monday to Saturday. A single project manager coordinates masons, irrigation, electrical and planting teams, so you have one person to call.

NOCS FOR

NOCs for construction work on the Palm

Palm Jumeirah is a Nakheel community, managed by Dubai Holding Community Management according to Dubai Holding. Nakheel's FAQ states that a valid Nakheel and Trakhees NOC is required for construction, modification and extension work, and that owners must obtain an NOC from Nakheel's Urban Planning team before making alterations. We prepare the drawings and apply for these ourselves.

HOW WE

How we run landscape construction

01

Project Study

A free site visit to test what exists: irrigation, drainage, the condition of paving and walls, and which trees are staying.

02

Plan

A sequence for removal and rebuilding, materials, and the Nakheel and other NOCs, which we apply for.

03

Visualization

Any design changes are confirmed in 3D before the site team starts.

04

Execution

Removal, services, civil work, hardscape, then planting and lighting, with tests before handover.

Duration depends on the work. A timeline for each stage follows the site visit.

FAQ

Questions and answers

Can you keep our existing palms and pool?

Usually. We decide with you what stays, then protect it during the works.

Our irrigation leaks. Do we need a new system?

Not always. We test the existing system first and replace only what is faulty or no longer suits the new layout.

Do I need an NOC for landscape works on a frond?

Nakheel's FAQ requires an NOC before alterations and a Nakheel and Trakhees NOC for construction, modification and extension work. We confirm what your scope needs and apply.

How do materials reach a beach-side garden?

Usually through the side passage. We plan sizes of materials and deliveries around it.

Will the work disturb our neighbours?

We keep to working hours and community contractor rules and keep the road and neighbouring plots clear.

How long does a garden rebuild take?

It depends on the work. A programme follows the site visit.

Do you design as well as build on Palm Jumeirah?

Yes. This page covers the construction side. Any design changes are drawn in 3D first and the same company builds them, so there is one point of responsibility for the garden.
