Landscape construction in Jumeirah

An older garden hides things: old pipes, buried slabs, roots under the paving. We uncover and deal with them first, then build the new levels, services and hard surfaces in order.

BUILDING A

Building a new garden on old ground

Jumeirah's villas sit on individual plots and were built and altered over a long period, so the ground under a garden often holds surprises. Paving may sit on an older slab. Irrigation pipes may run in directions nobody remembers. Tree roots may have lifted walls and paths. Drains may have been blocked or covered by later work. Landscape construction here starts with uncovering and recording what is really in the ground. Only then can levels, drainage and new services be laid properly and the visible garden built on top without settling or cracking later. This page covers that execution work; the design side has its own page.

SITE WORK

Site work specific to an older plot

  • Trial pits and tracingOpening small areas to find old services, slabs and roots before larger demolition starts.
  • Controlled removalBreaking out old paving and structures in sections, keeping what is staying intact.
  • Root protectionWorking by hand near mature trees, cutting roots cleanly only where necessary, and keeping trees watered during works.
  • Wall repairsBoundary and garden walls cracked by settlement or roots are repaired or rebuilt before new planting is set against them.
  • New drainage and levelsFalls re-set away from the house, with outlets checked and cleared.
  • Services, hardscape and plantingNew irrigation zones and lighting ducts, then paving and walls, then soil, planting and lawn or artificial grass.
ACCESS AND

Access and neighbours on a Jumeirah street

Plots with their own gate

Unlike a gated master community, a Jumeirah plot is usually reached directly from a public street through its own gate. That often makes deliveries simpler, but the street is shared with neighbours and their parking. We plan deliveries, waste skips and material storage inside the plot where possible and keep the road clear.

We work on site from 8:00 to 17:00, Monday to Saturday. One project manager coordinates civil, irrigation, electrical and planting work and is your single contact.

PERMITS FOR

Permits for garden structures

Outside the master communities, building permits for villas in Dubai are generally handled by Dubai Municipality, which lists among its services a permit to make modifications and additions to existing buildings and a building completion certificate. Paving and planting alone may not need a permit, while new walls, roofed structures or a pool may. We confirm what your scope needs and apply for it ourselves.

HOW A

How a construction project runs with us

01

Project Study

A free site visit to look at walls, trees, levels and visible services, and to plan where trial pits are needed.

02

Plan

Removal and build sequence, materials and any permits, which we apply for.

03

Visualization

The approved layout and any changes found on site confirmed in 3D before building continues.

04

Execution

Our in-house team builds in layers and tests irrigation and lighting before handover.

Duration depends on the work and on what is found in the ground. Once we have surveyed the plot, we give you a programme.

FAQ

Questions and answers

What if you find old pipes or slabs during the works?

We record them, agree with you whether they are removed or reused, and adjust the plan before building over them.

Our boundary wall is cracked. Can you repair it?

Yes. Walls are checked at the start and repaired or rebuilt before the new garden is set against them.

Will roots from our big tree damage the new paving?

They can if they are not considered. We plan paving, edges and levels around the root zone.

Do I need a permit for landscape works in Jumeirah?

It depends on what is built. New structures may need a Dubai Municipality permit; we check and apply.

Can you build a design from another designer?

Yes. We review it on site first so levels and services work in practice.

How long does the work take?

It depends on the work. A programme follows the site visit.
