Designing a new garden inside an old one
Jumeirah is one of Dubai's older villa districts along the coast. It is not a single master-planned community: villas sit on individual plots, were built at different times by different owners, and range from modest family houses to large rebuilt homes. Gardens reflect that. Many have mature trees and palms that give shade no new planting can match for a long time, high boundary walls, and layers of paving and extensions added over the life of the house. A good redesign does not clear all of this away. It decides what is worth keeping, what is in the wrong place and what the household needs now, and then gives the garden one coherent layout.
What we assess before redesigning a Jumeirah garden
- Mature trees and palmsWhich are healthy, which are causing problems for walls or paving, and how their shade and roots shape the layout.
- The house and its styleOlder villas often have arches, verandas or a courtyard plan. The garden can follow that character or deliberately contrast with it.
- Front and back gardensMany plots have a garden at the front behind the boundary wall as well as at the back. Each has a different job: arrival and parking at the front, private family use behind.
- Previous additionsSheds, canopies, old pools and paved yards that may be reused, rebuilt or removed.
- ServicesIrrigation, drainage and cables in older gardens are often undocumented; we trace what we can before designing.
Keeping shade while changing the layout
Mature trees are an asset
In Dubai's summer, shade decides whether a garden is used. An established tree on a Jumeirah plot may already shade the place where a family wants to sit; moving the seating there costs less and works better than building a large structure somewhere else. Where trees are in the wrong place, we look at whether they can be protected while the layout changes around them.
The 3D design shows the new garden with the trees that are staying, so you can see the shade, the paths and the views from the house before work begins.
Permits outside the master communities
Because Jumeirah is not a developer-run gated community, there is usually no master developer NOC of the kind found in places like the Palm. Building permits for villas in Dubai's older districts are generally a Dubai Municipality matter. Among its services, Dubai Municipality lists a permit to make modifications and additions to existing buildings and the approval of private swimming pool drawings. Whether your garden scope needs a permit depends on what is built; we confirm this for your plot and apply ourselves.
