Painting services in Abu Dhabi
We paint villas and apartments in Abu Dhabi, inside and out, as a standalone job or as part of a renovation. Every job starts with a free site visit to look at the walls before anyone talks about colour.

Most of a paint job happens before the paint
Paint only looks as good as the surface under it. Hairline cracks, old filler, flaking patches by the AC grilles and stains from past leaks all show through a new coat if they are not dealt with first. So a painting job is mostly preparation: protecting floors and furniture, scraping and filling, sanding, sealing stains and priming bare or repaired areas. Only then come the finish coats. We agree that preparation with you, so you know what is being done to the walls and why.
Where Abu Dhabi homes need a different approach
Humidity near the coast
Damp air in waterfront and island homes can lead to mould on cold walls and in bathrooms. Moisture-resistant and mould-resistant products help, but the cause, such as poor ventilation or a leak, should be fixed first.
Strong sun on exteriors
Façades and boundary walls facing south and west take the most sun, and darker colours fade and heat up faster there. Exterior paints made for UV exposure hold their colour longer.
Salt and dust
Exterior walls near the sea collect salt and dust. Washing and preparing the surface properly before painting helps the new coat bond.
Large villas, many rooms
Big family villas are often painted in phases, floor by floor or wing by wing, so the house stays usable.
What we paint
- Interior walls and ceilingsIncluding gypsum ceilings and bulkheads.
- Doors, frames and skirtingWoodwork needs its own primer and a harder-wearing finish.
- Exterior walls and façadesVilla exteriors, parapets and boundary walls.
- Feature wallsA single colour or a textured or decorative finish on one wall.
- Apartments before moving in or out
Exterior colours and approvals
Inside, repainting is usually simple to arrange, although apartment buildings often set working hours. Exteriors are different. Many communities and developers in Abu Dhabi control the colour of façades and boundary walls so the streets stay consistent, and a change of colour may need their approval. Where external works go beyond painting, the Department of Municipalities and Transport says, on the TAMM platform, that its building permit service covers internal or external modifications without additions. We check what applies to your property and apply for any approval ourselves.
Choosing colour with the room in view
Light changes everything
A colour that looks warm on a sample card can turn grey in a north-facing room or yellow under warm lighting. We show the scheme in 3D with the room's floors, joinery and lighting, so you judge the colour in context, and test patches on the wall where needed.
If the paint is part of a wider renovation, we schedule it after ceiling, joinery and electrical works, so the finished walls are not damaged by later trades.

What we check on an exterior before quoting
The condition of the old coat decides the preparation. We look for these at the site visit.
Chalking
Old paint that comes off on your hand as a fine powder has broken down in the sun. It is washed down and sealed with a binding primer, or the new coat will peel with it.
Salt on the render
White, crusty patches low on boundary walls near the sea are salts drawn through the render. They are brushed off dry and the wall is left to dry out. Painting over them traps the salt.
Cracks and hollow render
Hairline cracks take a flexible filler. Wider cracks, or render that sounds hollow, mean the render needs repair before any paint.
Rust marks and parapets
Stains running down from railings and fixings come from the metal, which is treated and sealed first. Parapets and copings where water sits are checked with the waterproofing in mind.
Which face is in the sun
Paint rolled onto a wall baking in the afternoon sun dries too quickly and bonds poorly. We sequence exterior work so each face is painted while it is in shade.
Indoors, the air is dry and the light is strong
Painting rooms that are cooled all year
Inside an Abu Dhabi home the conditions are the opposite of the façade. The AC keeps the air cool and very dry, so emulsion dries faster than it would in a humid room. On a large wall that shows as lap marks, where a wet edge met one that had already dried. We paint each wall in one continuous pass and ask you to leave the AC at its usual setting, so the drying rate stays the same from the first room to the last.
Strong daylight through tall windows picks out every roller mark and filled patch, so on big walls we sand the filler flat and use a lower sheen. Dark streaks above supply grilles are usually dust carried by the air, and they return unless the filters are cleaned. Windows stay shut while the paint cures so dust does not settle into the wet film, and gypsum ceilings and bulkheads are painted before the walls.

What to have ready for the site visit
You do not need to decide colours before we come.
- A list of the rooms and surfacesWhich rooms, whether ceilings and woodwork are included, and whether the exterior is part of the job.
- Photos of the problem areasStains, cracks, flaking by the AC grilles or a patch that keeps coming back.
- Your community's rules on exterior coloursIf your villa is in a managed community, the developer or owners' association may publish an approved palette for façades and boundary walls. For façade treatments worth considering, see our villa exterior design ideas.
- Whether a maintenance permit appliesAccording to the Department of Municipalities and Transport, its simplified permit route for minor works on villas covers general maintenance and interior finishes. We check whether it applies to your job and apply ourselves.
