PAINTING A

Painting a Sharjah home that has seen some years

Sharjah has many established neighbourhoods, and plenty of its homes are not new. A villa that has been lived in for a long time has layers of earlier repaints, patched cracks around doors and windows, marks where furniture and air-conditioning units used to be, and in places damp from an old leak. Apartments collect nail holes, scuffs and patchy touch-ups. Painting straight over all of that gives a fresh colour for a short while and then the same faults reappear. We work in Sharjah and treat a repaint as a small renovation: find what is wrong with the surface, fix it, then paint. For newer homes the preparation is lighter, but the same rule holds.

WHAT WE

What we check before quoting

At the free site visit we look at the surfaces, not just the area. These are the things that change how a Sharjah repaint is done:

  • Cracks and their causeFine settlement cracks can be filled; a crack that keeps reopening needs to be understood first.
  • Damp and stainsMarks below windows, in bathrooms or near the roof usually point to a leak or failed waterproofing. The cause is fixed before the wall is painted, or the stain returns. See waterproofing.
  • Old paint that is flaking or chalkyIt is removed or sealed so the new paint has something firm to hold on to.
  • Previous coloursGoing from a dark colour to a light one needs more coats and sometimes a primer.
  • Woodwork and metalDoors, frames, railings and gates need their own preparation and a harder finish than the walls.
  • How the home is used during the workWhether the family stays in, which rooms must stay usable and where furniture can go.
INSIDE, OUTSIDE

Inside, outside and the boundary wall

Different surfaces, different paints

Interior walls are chosen for how they are used: washable finishes for corridors, children's rooms and kitchens, a flatter finish for ceilings and bedrooms, moisture-resistant paint for bathrooms. Exterior walls, parapets and boundary walls face strong sun, heat, dust and humidity, and need exterior coatings applied to properly prepared render.

Colour is easier to choose when you can see it in the room. When painting is part of a design or renovation, we show the scheme in 3D with your furniture and lighting before any paint is bought. If the repaint is the start of a bigger change, our home interior design service in Sharjah takes the same approach to the whole room, from ceiling and lighting to joinery. On Project Design, an office in Silicon Oasis, design painting was planned together with the ceiling, partitions and flooring.

APPROVALS FOR

Approvals for painting in Sharjah

Interior painting alone rarely involves an authority; exterior work and wider repairs can. According to Sharjah Municipality's service directory, the municipality issues maintenance permits for residential, commercial and industrial buildings. Apartment buildings and developer communities may also need their management's approval, especially for anything that changes how a building looks from outside. We check this for your property and apply for the approvals ourselves.

SUN, HUMIDITY

Sun, humidity and sand: what Sharjah does to paint

Paint in Sharjah faces conditions a showroom never sees. Planning for them is most of the difference between a repaint that holds and one that is back on the list next season.

01

Strong sun on the facade

Walls facing the afternoon sun fade and chalk first, and dark colours there heat up and fail sooner. Exterior coatings made for UV and heat, over a sound primer, hold their colour longer.

02

Humid air

Moisture from the coast slows drying and feeds mould in bathrooms, closed rooms and behind wardrobes on outside walls. We allow drying time between coats and use moisture-resistant finishes where the air is damp.

03

Windblown sand

Fine sand abrades the lower parts of boundary walls and settles into wet paint. Exterior work is sequenced around the weather, and surfaces are washed down before the first coat.

04

Parapets and roof terraces

Standing water on flat roofs and parapet tops lifts paint from the inside. The cause, usually a blocked outlet or failed waterproofing, is dealt with before repainting.

05

Gates, railings and metalwork

Salt in the air rusts unprotected steel. Gates and railings are cleaned back to sound metal, primed and finished separately from the walls.

EXTERIOR COLOUR

Exterior colour and the street it sits on

What to check before changing a facade

Inside the house the colour is yours to choose. Outside, two things can limit it. Developer-managed communities and apartment buildings often keep facades, boundary walls and gates within an agreed palette, so a new colour may need the management's approval before work starts. For other properties, exterior repairs can fall under the municipality's maintenance permit; according to Sharjah Municipality's service directory, that permit is issued after a site inspection of the building. We check which applies to your home and apply ourselves.

Within whatever is allowed, the climate still has a say. Light and mid-tone colours reflect heat and show dust less than dark ones, warm neutrals hide the sand that settles on every ledge, and a boundary wall painted with the house rather than after it keeps the plot reading as one. We show the facade, wall and gate together in 3D before you decide. Our ideas on villa exterior design cover the rest of the elevation, from cladding to lighting.

FAQ

Questions and answers

Do you provide painting services in Sharjah?

Yes. We work in Sharjah, for villas, apartments and offices, from one room to a full property.

Do you have a team based in Sharjah?

Our office is at SIT Tower, Dubai Silicon Oasis, and the work is run from there. The site visit and the painting take place at your property in Sharjah.

Do I need a permit to repaint my villa's exterior?

It can depend on the property and the scope. Sharjah Municipality issues maintenance permits for villas and other buildings, and communities can have their own rules. We confirm what applies and apply for it ourselves.

Can you repaint while we live in the house?

Yes. Rooms are done in an agreed order, with floors and furniture covered, so the household can carry on around the work.

Will you fix cracks and damp first?

Yes. Filling and sanding are included in the preparation. If a wall is damp because water is getting in, that is repaired first.

How long will it take and what will it cost?

Both depend on the area, the condition of the surfaces and the paint chosen. You receive a quotation and a programme after the site visit.

Which paint finishes suit Sharjah's humidity?

Moisture-resistant and mould-resistant emulsions in bathrooms, kitchens and laundry rooms, washable finishes in corridors, and exterior coatings made for sun and damp air outside. In the rest of the home the usual interior painting finishes, matt and eggshell, work well once the walls are dry and sound. We agree the finish for each surface at the Plan stage.
