Why exterior paint fails here
UV light breaks down the binder in paint, so colours fade and surfaces turn chalky to the touch. Walls heat up in the day and cool at night, and that movement opens hairline cracks in render. Dust settles into any texture and, mixed with morning humidity, leaves streaks. Near the coast, salt in the air adds to it. Where water gets behind the paint, for example through a crack, a failed parapet coping or a leaking planter, the paint blisters and white salt deposits can appear on the surface. A repaint that does not deal with these causes looks fresh for one season and tired by the next.

The main elevations of the villa, including around windows and doors where sealant and paint meet.
Parapets and copings
The top of a wall takes rain and sun directly, so cracks here are a common way in for water.
Boundary and garden walls
Often the first thing visitors see, and usually exposed on both faces to sprinklers, planting and sun.

Decorative details that need careful cutting-in and access from scaffolding or a platform.

Rust treatment and a primer suited to metal before the finish coat.
Preparation, step by step
Most of the work on an exterior repaint happens before the first coat of colour.
- Wash downDust, salt and loose chalky paint are removed so the new coating can bond.
- Check the renderHollow or loose render is cut out and repaired; cracks are opened and filled with a flexible filler.
- Find the waterBlistering and salt marks point to moisture. Its source, such as a coping, a planter or a roof edge, is dealt with first.
- PrimeRepaired areas and bare surfaces get a suitable primer or sealer.
- Apply the exterior coatingIn the number of coats the system calls for, avoiding the hottest part of the day on surfaces in direct sun.
Colour on a villa exterior
Light colours, community rules and the whole facade
Lighter colours reflect more of the sun's heat and show fading less than strong dark tones, which is one reason pale facades are so common in the UAE. Many Dubai communities also have guidelines on what colours a villa exterior may be, and changing the colour can need approval. We check this at the start and apply for any approvals ourselves.
A repaint is also a moment to refresh the details around it. In Project Beyond in Dubai Land, the scope included a refreshed outdoor entrance alongside a structural balcony extension.
