DESIGNING A

Designing a garden in a community of towers and townhouses

Jumeirah Village Circle is known mainly for its apartment buildings, but it also has clusters of villas and townhouses with private gardens. According to Nakheel's website, Jumeirah Village Circle is one of its communities. Nakheel describes a community laid out in a circular pattern, with parks spread through it. For the owner of a JVC townhouse or villa, that mix shapes the garden brief. Gardens tend to be compact, often wrapping one or two sides of the house, and some are overlooked by neighbouring buildings. A design-led approach starts from those limits: what can be seen from above, where the sun falls between the house and the boundary wall, and how a small space can hold seating, planting and perhaps water without feeling crowded.

DESIGN QUESTIONS

Design questions particular to a JVC garden

01

Privacy from above

Where a garden faces taller buildings, a pergola, a tree canopy or a screened corner over the seating does more for privacy than a higher wall.

02

Making a small plot read larger

One continuous paving material, planting pushed to the boundary rather than set in the middle, and light that reaches the far wall all make a compact garden feel deeper.

03

Front, side and back as one scheme

Townhouse gardens often run from a small front yard along a side passage to the back. Drawing them together avoids three unrelated finishes.

04

Pool, plunge pool or water feature

We test early whether a plunge pool fits alongside the seating you want, or whether a wall fountain gives the sound of water for far less space.

FROM PLOT

From plot survey to 3D

What you see before anything is built

The design starts with a free site visit. We measure the garden, note the levels at the doors and the boundary, check where water and power can be taken from. In a townhouse the side passage is often the only route for materials, so we check that as well.

We then draw the layout and produce it in 3D. You can look at the garden from the living room, from the seating area and from an upstairs window, which is how many JVC gardens are seen most of the time. Changes are made on screen, not on site. Once you approve the design, the 3D becomes the brief for our site team and for your project manager.

APPROVALS FOR

Approvals for garden work in JVC

According to Nakheel's website, Jumeirah Village Circle is one of its communities. Nakheel's FAQ states that owners must obtain an NOC from its Urban Planning team before making any alterations, and it refers to construction work that needs both a Nakheel and a Trakhees NOC. JVC also includes homes built by other developers, which may have rules of their own. We check what applies to your home and garden and apply for the approvals ourselves.

FAQ

Questions and answers

Do you design and build gardens in Jumeirah Village Circle?

Yes, we take on garden projects for villas and townhouses in JVC. The examples on this page are from our projects in other Dubai communities.

Is a JVC townhouse garden big enough to be worth designing?

Yes. Small gardens gain the most from a plan, because every part of the space has to work. The design decides what to leave out as much as what to put in.

My garden is overlooked by nearby buildings. What can be done?

Overhead cover usually helps more than height at the boundary: a pergola, a tree with a wide canopy or a screened seating corner. We show the options in 3D from the angles that matter.

Who approves garden changes in JVC?

Nakheel's FAQ says owners need an NOC from Nakheel's Urban Planning team before alterations, and some construction work also needs Trakhees. We check what applies and apply for it ourselves.

How long does a garden project take?

It depends on the work. We give you a programme after the site visit.
