Landscape construction in The Meadows

In an established Meadows garden, construction often starts at the edges: the boundary wall, the roots of old trees and the fence. We sort those out first, then build the new garden on sound ground.

CONSTRUCTION IN

Construction in a garden that has had years to grow

The Meadows is one of the established villa neighbourhoods of Emirates Living, Emaar's master community, and its gardens show it: tall trees, mature hedges, and boundary walls that have stood next to them for a long time. Rebuilding a garden like this is different from landscaping a new plot. Before paving, lawn and lighting, the site team has to deal with what the years have done to the edges of the garden. This page covers that construction work and the order we do it in. The design stage is covered on our landscape design and build page for The Meadows.

WHAT EMAAR

What Emaar Community Management says about walls and fences

These points come from Emaar Community Management's home modification FAQ for Emirates Living.

  • Owners maintain their boundary wallsExcept the surfaces of outward-facing boundary walls, which ECM says form part of the community's common area and are maintained by ECM.
  • Tree damage is the owner's to repairECM states that walls broken or cracked by Damas trees within private gardens are the owner's responsibility to bring back to their original condition as per design.
  • Fences must be kept in conditionAccording to ECM, approved fencing on boundary walls is the villa owner's responsibility and must be properly maintained.
  • Alterations need an NOCECM's FAQ says any alteration to the villa has to be approved by Emaar, with an NOC applied for through the community portal.
HOW WE

How we build, step by step on site

01

Trees and roots

Trees that are damaging walls or paving are assessed; some are removed, others are kept with their roots managed. Trees that stay are protected.

02

Wall repair

Cracked sections of the garden-side wall are repaired back to the original design, and approved fencing is restored.

03

Groundwork

Levels, falls and drainage, so water runs away from the house and the walls.

04

Services

Irrigation lines and cable ducts for lighting and power, laid before any surface goes down.

05

Hardscape

Planters, seating walls, paths, paving and decking on a properly compacted base.

06

Planting and lights

Soil, new planting, lawn or artificial grass, and lighting placed on the garden side of the walls.

WORKING ON

Working on the garden side of the wall

Lighting and finishes that follow the rules

Because the Emirates Living rules keep lights off the top and the street side of boundary walls, every wall light, uplighter and spike light we install goes inside the garden. We plan those cable routes before the planters and paving are built, so no surface is cut open later.

Work runs Monday to Saturday, 8:00 to 17:00, under the community's rules for contractor access. One project manager runs the site and reports to you.

THE FOUR

The four stages

01

Project Study

A free site visit to check walls, trees, levels, drainage and the condition of paving and irrigation.

02

Plan

Repairs, scope and sequence agreed. We apply for the NOC through the proper channel.

03

Visualization

The finished garden in 3D, so repairs and new work are built to one agreed picture.

04

Execution

Edges first, then groundwork and services, then hardscape and planting, all by our own team.

Duration depends on the work. A programme is given after the site visit.

FAQ

Questions and answers

A tree has cracked our boundary wall. Who fixes it?

According to Emaar Community Management, walls cracked by Damas trees within private gardens are the owner's responsibility to restore as per design. We can assess the tree and repair the wall as part of the garden works.

Can you work on the outside face of our boundary wall?

ECM says the outward-facing surfaces of boundary walls are common area maintained by ECM, so our work stays on the garden side.

Do we need an NOC for garden construction in The Meadows?

ECM's FAQ says any alteration to the villa needs Emaar's approval through a Home Modifications NOC. We apply for it ourselves.

Will old trees have to go?

Not necessarily. We decide tree by tree on the site visit, keeping those that are healthy and not damaging walls or paving.

Can we stay at home during the works?

Yes. Before work starts we agree how the team enters the garden, what is covered and protected, and the hours they work.

How long does it take?

It depends on the work. You receive a programme after the site visit.

Which landscape company handles both the wall repairs and the new garden in The Meadows?

Our own site team does both: the garden-side wall repairs and fencing first, then groundwork, services, hardscape and planting, all under one project manager.
