Landscape construction in The Lakes

On an established plot in The Lakes, a new garden is only as good as what lies under it. We find and fix leaks and weak bases first, then rebuild paving, irrigation, lighting and planting in order.

STARTING WITH

Starting with what is underground

The Lakes is an established villa neighbourhood in Emirates Living, with detached homes on what Emaar Community Management calls generously proportioned plots. Large gardens that have been watered for years often carry hidden problems: irrigation lines that leak, interlock that has settled, and soil that has washed out under paving. Building new surfaces on top of these just hides them for a while. Our construction work in The Lakes therefore starts with investigation and repair below ground, and only then moves to the visible garden. If you are still planning the layout, see our landscape design and build page for The Lakes.

SINKING INTERLOCK

Sinking interlock is a symptom

Find the water before relaying the paving

Emaar Community Management's FAQ for Emirates Living notes that subsiding interlock in villa carports is most often a sign of an underground water leak, or the result of excessive water use during car washing, and that the owner is responsible for having it investigated and put right.

On site we lift the affected area, trace and repair the leak, rebuild the sub-base and then relay or replace the interlock. The same applies anywhere in the garden where paving has dropped near irrigation or a tap.

CONSTRUCTION WORK

Construction work on a large plot

01

Irrigation replacement

Old lines removed and new supply, valves and zones laid, so lawn, beds and trees are watered separately.

02

Drainage and levels

Falls reworked so water runs off paving and away from the house, walls and porch.

03

Sub-base and paving

A compacted base under paths, patios and the carport, then paving, interlock or stepping stones.

04

Cable ducts

Ducts for lighting and power run across the plot before surfaces are laid, with spare capacity for later phases.

05

Planters and walls

Blockwork planters and seating walls, rendered or clad.

06

Planting and lawn

Soil preparation, trees, shrubs, lawn or artificial grass, then lighting fixtures.

WHAT IS

What is yours to build on, and what is not

Emaar Community Management draws a line at the boundary wall. Its Emirates Living FAQ says the outward-facing surfaces of villa boundary walls belong to the community's common area and are looked after by ECM, while the owner maintains the rest of the wall. Any alteration to the villa needs Emaar's approval through a Home Modifications NOC. Our work therefore stays within your plot, and we apply for the NOC ourselves.

THE FOUR

The four stages on site

01

Project Study

A free site visit to look for settled paving, wet patches and failing irrigation, and to check access.

02

Plan

Repairs, new works and sequence agreed, plus the NOC, which we apply for.

03

Visualization

The finished garden in 3D, so the repairs and the new layout are built as one project.

04

Execution

Investigation and repair, then services, hardscape and planting, by our in-house team.

Duration depends on the work. A programme is given after the site visit.

FAQ

Questions and answers

The interlock in our carport is sinking. What causes it?

Emaar Community Management says it is most often a sign of an underground water leak or of heavy water use when washing cars. We trace the cause before relaying.

Who is responsible for interlock inside the carport in The Lakes?

According to ECM, owners are responsible for maintenance of their home, including the carport area.

Can you replace our old irrigation system?

Yes. We remove failing lines and lay new zones before any new paving or planting.

Do we need an NOC for garden construction?

ECM's Emirates Living FAQ says any alteration to the villa needs Emaar's approval through a Home Modifications NOC. We apply for it.

Can the work be split into phases on a large plot?

Yes. We lay ducts and service routes for later phases while the ground is open.

How long does it take?

It depends on the work. You receive a programme after the site visit.
