Rebuilding a garden that has been lived in
Many gardens in Jumeirah Village Triangle are not blank plots. They have paving that has settled, irrigation that has been patched over the years, palms and trees worth keeping, and sometimes a pool. Landscape construction here starts with deciding what stays and protecting it, then removing the rest without damaging the house, the boundary walls or the services underneath. On a larger plot the quantities are larger too: more break-out to take away, more material to bring in, and more ground to level. The driveway and gate are usually the site entrance, which makes access easier than in a townhouse, but it also means the front of the villa is part of the work area and has to be protected and reinstated.
Order of works on site
- Protect what staysMature palms and trees, an existing pool, the facade and any paving being kept.
- Break-out and removalOld paving, kerbs, failed planters and rubble, cleared from the site.
- Levels and drainageFalls corrected away from the house and pool, and low spots where water collects dealt with.
- Civil and blockworkGarden and boundary walls, planters, raised beds, BBQ and bar counter bases, and footings for pergolas and gazebos.
- IrrigationNew mains and zones for lawn, beds and trees, rather than extending an old patched system.
- Ducts for lighting and powerLaid with the irrigation, before anything is covered.
- HardscapeDriveway, interlock and paving, paths, stepping stones and decking.
- Planting and handoverLawn or artificial grass and planting last, then lighting connected, irrigation tested and the garden handed over.
Driveways, walls and the front of the villa
Where construction meets the street
Front gardens and driveways take the heaviest wear and are the part of the garden everyone sees. Rebuilding them means a proper base under the interlock so it does not sink where cars turn, edges that hold, and levels that send water away from the garage and front door.
Front and boundary work is also where community rules matter most. Nakheel's FAQ says owners can make changes as long as they do not affect the external facade and structure of the property. We check walls, gates and anything visible from the street against those rules before drawing them.

Approvals for construction in JVT
According to Nakheel's website, Jumeirah Village Triangle is one of its communities. Its FAQ says an NOC from Nakheel's Urban Planning team is needed before alterations, and refers to construction work that needs both a Nakheel and a Trakhees NOC. Walls, footings, structures and driveway changes are typical of the garden work where this applies. We confirm your scope and apply for the approvals ourselves.
