Landscape construction in Al Twar
On an older Al Twar plot, the hard part of a garden is underground: old paving to break out, levels to correct, services nobody mapped. We build it in the right order, as we did on Project Majestic.

What makes construction on an Al Twar plot different
Al Twar's villas were mostly built one family at a time, and their gardens have usually been changed several times since. When we open the ground we expect to find layers of earlier work: concrete under the interlock, pipes for old irrigation or a tap that was moved, cables laid without ducts, and soil that has settled unevenly against the house. Plots are walled, and a large part of the front is often given over to parking. All of this is dealt with before the visible garden goes in, or it comes back to haunt the new one.
The construction sequence
- Survey and break-outRecording what exists, protecting palms and trees that stay, then breaking out the old paving and removing debris.
- Levels and fallsRe-grading so water runs away from the villa, the boundary wall and door thresholds.
- Walls, planters and basesFootings and blockwork for raised planters, seating walls and the base of a gazebo or pergola.
- Parking areasA base built for vehicle loads, kept separate in construction from the garden paths beside it.
- Irrigation and cable ductsMains, zones and drip lines, plus ducts for lighting and power under every path.
- Finishes and plantingPaving, stepping slabs, gravel, lawn or artificial grass, and new planting.
- Lighting and handoverBollards, spike lights and wall lights connected and tested at dusk.

Building outside a gated community
Street access, neighbours and permits
Al Twar is not a gated development, so there is no community gate pass to arrange, but there are neighbours and a shared street. We plan deliveries, skips and machinery so the road stays clear, and keep noisy work within our hours of 8:00 to 17:00, Monday to Saturday.
Building work on villas in areas like Al Twar is regulated by Dubai Municipality. Its published services include a permit to make modifications or additions to buildings and, for irrigation, approval of irrigation system designs. Which apply depends on your scope; we confirm it and apply ourselves.
