Landscape construction in Al Barari

Building a garden in Al Barari means working within the master developer's rules on hours, access, waste and inspections, often close to mature planting. This page is about how we carry out that work on site.

In-house site team · One project manager · Approvals handled by us

CONSTRUCTION, NOT

Construction, not just planting

Most of a garden's cost and most of its risk sit below the surface: excavation, levels, sub-base, drainage, irrigation lines and cable ducts. In a community as green as Al Barari, that work also happens next to trees and planting that you, your neighbours and the community want to keep. Landscape construction is the execution side of the job: turning an approved design into built hardscape and services, in the right order, without damaging what is around the site. As the landscape contractor for an Al Barari garden, our in-house team does the civil and blockwork, paving, irrigation and lighting installation, then the planting and finishes, with one project manager running the site.

SITE RULES

Site rules we plan around

According to Al Barari's published rules on construction and modifications:

  • Working hoursModification and improvement works have to be carried out during the working hours set by the master developer or its nominee. Our programme is built around those hours.
  • Contractor accessThe owner liaises with the entity named by the master developer to submit identification so the contractor can access the site. We prepare our team's details for you.
  • No storage on neighbouring plotsConstruction waste, vehicles and equipment may not be kept on neighbouring plots without approval. We size deliveries and skips to the space inside your plot.
  • Waste removalThe owner is responsible for clearing construction waste and informing the master developer of the vehicles used, so they can be given access.
  • Damage to common areasThe owner and contractor are liable for damage to neighbouring units, roads or common areas, so protecting kerbs, verges and planting along the access route is part of our set-up.
  • Inspections and as-built drawingsThe master developer may inspect works during and after construction, and as-built plans are requested after completion. We keep the work to the NOC and hand over the as-built information.
WHAT WE

What we build, layer by layer

01

Levels and drainage

Falls set away from the villa and towards planted areas, so irrigation and rain do not sit on paving or against walls.

02

Civil and blockwork

Planter walls, raised beds, steps, seating plinths and bases for pergolas or gazebos.

03

Hardscape

Paving and interlock, paths and stepping stones, edging and decking, laid on a prepared base.

04

Irrigation installation

Drip and spray lines laid and tested before beds are planted and surfaces closed.

05

Lighting cabling

Ducts and cables run before paving, so lights can be added or moved later without lifting stone.

06

Planting and handover

Lawn or artificial grass, beds and trees go in last, followed by a walk-round with you.

WORKING CLOSE

Working close to established planting

Protecting roots, trunks and neighbours' gardens

Trenches for irrigation and cable ducts are the usual way trees are damaged on garden jobs. Before digging, the trees you are keeping are marked on the plan and services are routed around them wherever the layout allows. Where a run has to pass close to a tree, we agree the route with you before work starts.

Boundary planting needs the same care. Spoil and materials are kept on your side of the plot, and work areas are planned so that cutting and mixing happen away from the boundary. In a community where the shared landscape is the reason people live there, that care is part of the job.

FAQ

Questions and answers

Who arranges access for your team in Al Barari?

Al Barari's rules say the owner liaises with the entity named by the master developer and submits identification for the contractor. We give you everything needed for our team and manage it with you.

Can materials be stored on the empty plot next door?

Not without approval, according to Al Barari's rules. We plan deliveries and waste removal around the space inside your own plot.

Does the master developer inspect the work?

Its published rules say it may inspect works during and after construction and may ask for as-built plans. We build to the approved NOC and provide the as-built information.

Have you worked in Al Barari before?

The photos here are from our projects in other Dubai communities. They show the kind of site work our team carries out.

Do you install irrigation and lighting yourselves?

Yes. Irrigation lines and lighting cables are installed by our in-house team before surfaces are finished.

How long will the construction take?

That depends on the scope and on when the NOC is issued. A programme follows the site visit.
