PAINTING IN

Painting in a building, not just a room

Painting an apartment is shaped by the building around it. Most towers have a management office or owners association with its own rules for contractors: whether work needs a permit or NOC, when workers may be on site, which lift to use and how materials come in. Rooms are compact, furniture has nowhere else to go, and neighbours share the corridor. Add a move-in or move-out date and the job becomes as much about planning as about paint. We take care of that side as well as the walls.

COMMON APARTMENT

Common apartment painting jobs

01

Before you move in

An empty apartment is the easiest time to paint every room, including ceilings and doors, in one sequence.

02

One room at a time

A bedroom, a nursery or a living room refreshed while the rest of the home carries on as normal.

03

Between tenants

For owners and landlords, a repaint and repair of marks, holes and stains before the next tenant moves in.

04

Feature walls

One wall in a stronger colour behind a bed or TV, often the simplest way to change how a room feels.

05

Kitchens and bathrooms

Moisture-resistant finishes on ceilings and walls that take steam every day.

WHAT WE

What we arrange with the building

Rules differ from tower to tower. These are the things we check and arrange before work starts.

  • Building management approval or NOCWhere the building requires one, we apply for it ourselves.
  • Permitted working timesOur team works 8:00 to 17:00, Monday to Saturday, within whatever hours the building allows.
  • Lift and accessService lift bookings and protection of common areas, where the building asks for them.
  • Waste and materialsPaint, protection sheets and waste are brought in and taken away in the way the building requires.
WORKING IN

Working in a lived-in apartment

Small rooms, careful protection

In an apartment, furniture usually stays in the room. It is moved to the centre and covered, floors are protected edge to edge, and switches, sockets and fixed joinery are masked. We work one room or zone at a time so you always have a bedroom and a kitchen to use, and low-odour paints are available where a room has to be slept in soon after.

Balconies and windows help with ventilation while paint dries, but in summer the air-conditioning is usually running, so we plan airing and drying time with you. Where colour is changing, we can show the room in 3D first, which is especially useful in open-plan apartments where the living, dining and kitchen walls are all seen together.

FAQ

Questions and answers

Do I need permission from my building to paint?

Many buildings require contractors to be approved or to hold an NOC before working in a unit. It varies by building, and we apply for it ourselves where it is needed.

Can you paint just one room?

Yes. A single room is a normal job for us, and it still starts with a free site visit.

Is it better to paint before moving in?

If you can, yes. An empty apartment is quicker to protect and paint, and every room can be done in one sequence.

Can you paint while I am living there?

Yes. We work room by room, protect furniture and floors, and can use low-odour paints.

I am a tenant. Can I repaint?

That depends on your tenancy contract and your landlord's consent, and the building may have its own rules. Check with your landlord first; we can then handle the building side.

How long will it take to paint my apartment?

It depends on the number of rooms, their condition and the building's working rules. We give a programme after the site visit.
