Laminate flooring in Dubai
Laminate gives a convincing wood or stone look at a modest cost and goes down quickly as a floating floor. Its weak point is water, so where it goes matters as much as which one you choose.

What laminate is made of
A laminate plank is a sandwich. The core is high-density fibreboard, made from compressed wood fibres. On top sits a printed decor layer, usually a photograph of wood or stone, protected by a clear, hard wear layer of resin. A backing layer underneath keeps the plank flat. Planks click together at the edges and float on an underlay rather than being glued down. That construction explains both the appeal and the limits. The wear layer resists scratches well and the click system is quick to lay, often over existing tiles. But the fibreboard core swells if water gets into the joints or edges, and once swollen it does not recover. Laminate also cannot be sanded, so a deep scratch or a damaged plank is replaced rather than repaired.
Where laminate works in a Dubai home
- Bedrooms and studiesDry, air-conditioned rooms with light foot traffic are where laminate does best.
- Living rooms in apartmentsA quick way to replace dated tiles, provided the building's rules on floor noise are met with a suitable underlay.
- Rental refreshesOwners often choose it to update a unit between tenants.
- Not in wet areasBathrooms, laundries and the area by a kitchen sink are better in tile or a waterproof-core floor such as SPC.
- Care at garden doorsSand and wet feet from the pool are hard on laminate; a tiled threshold or mat helps.
Laminate against the alternatives
Laminate or SPC
Both click together and float. SPC has a waterproof stone-plastic core, so it is safer in kitchens and busy family areas. Laminate often feels warmer and more like wood underfoot.
Laminate or vinyl
Vinyl is softer and quieter and handles water far better. Good laminate has a harder surface against scratches.
Laminate or engineered wood
Engineered wood has a real timber surface that can usually be refinished. Laminate is a print, at a lower cost.
Wear ratings
Laminates are graded by abrasion class for domestic and commercial use. We match the class to the room rather than to the brochure.
Laying laminate well
Flat base, good underlay, room to move
A floating floor only feels solid if the base is flat. Dips and humps make the joints flex, creak and eventually open. We check flatness, fix loose tiles and level where needed. On a concrete base, a moisture barrier sits under the underlay; in apartments, the underlay also helps with footstep noise for the neighbours below.
Laminate expands and contracts with temperature, so it needs a gap at every wall and at door frames, covered by skirting or trims. Large open areas may need expansion breaks, and heavy fixed joinery should not pin the floor down.
