What drives villa renovation cost in Dubai

No honest contractor can price a villa renovation from a phone call, because the cost is set by a handful of factors that only a site visit reveals. This guide explains those factors, so you can plan a budget and compare quotes properly.

WHY THERE

Why there is no price per square metre that works

Online you will find renovation prices quoted per square metre. They are of little use for a villa, because two villas of the same size can need completely different work. One needs new paint, flooring and a kitchen. The other needs new plumbing, a moved wall, a rebuilt bathroom and a pool. The real cost is decided by scope, by the condition of what is behind the walls, and by the finishes you choose. That is why a proper villa renovation quote follows a site visit and an agreed design, not the other way round. Here are the factors that move the number, roughly in order of how much they matter.

THE FACTORS

The factors that move the cost most

01

Scope

A cosmetic refresh of paint, lighting and flooring is a very different project from a full strip-out. The number of rooms, and whether the kitchen and bathrooms are included, decides more than anything else.

02

Structural and layout changes

Removing or moving walls, enlarging openings, adding a room or a villa extension brings structural design, engineering checks and approvals. Layout changes also mean moving services.

03

MEP: electrical, plumbing and AC

Rewiring, new plumbing, moved drainage and new AC ducting are invisible after handover but often a large share of a deep renovation. Our MEP works are scoped after we open up and inspect.

04

Age and condition of the villa

Older villas may hide corroded pipes, tired waterproofing on roofs and wet areas, or wiring that no longer suits modern loads. Newer villas usually need less hidden work.

05

Finishes and materials

Tiles, stone, worktops, sanitaryware and flooring vary widely in cost. The same layout can be delivered at very different budgets depending on these choices.

06

Joinery

Custom kitchens, wardrobes, TV walls and doors are a major item. Made-to-measure joinery from an in-house workshop gives control over design and finish. The scope of joinery still drives the total.

KITCHENS AND

Kitchens and bathrooms: the cost-dense rooms

Small rooms, many trades

Kitchens and bathrooms concentrate cost into a small area. One room can involve demolition, plumbing, drainage, electrics, waterproofing, tiling, joinery, worktops, appliances and fittings. Moving the sink, hob or toilet to a new position adds drainage and ventilation work. Keeping them where they are keeps cost down.

For kitchen renovation cost, the main drivers are the length and quality of the cabinetry, the worktop material, whether an island with services is added, and the appliances. For bathrooms, they are the shower type, the tiles, concealed or exposed fittings, and how much of the old room is stripped back to the structure.

COSTS PEOPLE

Costs people forget

  • ApprovalsMany renovations need approval from the community, the master developer or the building management before work starts. Which approvals apply depends on the community and the scope. We apply for them ourselves, and any fees set by the approving body are part of the project.
  • Design and 3D visualisationTime spent agreeing the design before work starts is the most effective way to avoid changes on site.
  • Living in the villa during the workPhasing the work room by room, protecting floors and furniture, and keeping one bathroom and the kitchen running all affect how the project is organised.
  • Outdoor workA garden, pool, parking shade or boundary wall is often added once the indoor work is planned. Including it from the start avoids re-opening finished areas for cables and pipes.
  • Furniture, curtains and fittingsCheck whether a quote includes loose furniture, curtains, lighting fixtures and appliances, or only the build.

HOW TO

How to keep the budget steady

01

Fix the design before work starts

Changes after demolition are the most common reason budgets grow. A complete 3D design, agreed in advance, removes most of them.

02

Compare like with like

Ask every contractor to quote against the same scope and finish list. A low quote often just leaves something out.

03

Keep a contingency

Hidden conditions in older villas are normal. Holding a reserve means a corroded pipe found behind a wall does not stop the project.

04

One contractor, one point of contact

A turnkey villa renovation with one project manager reduces gaps between trades, and the extra cost those gaps cause.

FAQ

Questions and answers

How much does a villa renovation cost in Dubai?

It depends on the scope, the villa's condition, any structural or MEP changes, and the finishes you choose, so a meaningful figure can only follow a site visit and an agreed design. The site visit is free, and the scope agreed after it is what the quote is based on.

What is the biggest factor in renovation cost?

Scope. Whether the kitchen, bathrooms, MEP and layout changes are included matters more than villa size.

Does moving walls add a lot to the cost?

It adds structural checks, approvals, and usually moving electrics, plumbing or AC. Keeping the existing layout where it works is one of the easiest ways to control cost.

Are approval fees included in the renovation cost?

We apply for the required approvals ourselves. Which approvals apply, and any fees the approving body charges, depend on the community and the scope, and are set out in the quote.

Can we renovate in phases to spread the cost?

Yes. Many owners start with the kitchen and bathrooms, or with the outdoor area, and continue later. Planning the full design first avoids redoing finished work.

How do we compare renovation quotes?

Give each contractor the same scope and finish list, and check what is excluded. Look at whether design, approvals, MEP and joinery are included.
