Engineered wood flooring in Dubai

Engineered wood gives you a real timber surface on a core built to resist movement. For many Dubai homes it is the most practical way to have a genuine wood floor.

HOW ENGINEERED

How engineered wood is made

An engineered board has two parts. On top is a layer of real hardwood, the part you see and walk on. Below it is a core of several layers, usually plywood or a similar wood-based board, glued with the grain of each layer running across the one beneath. That cross-laid core resists the swelling and shrinking that solid timber goes through when humidity changes. Once laid, an engineered floor looks the same as a solid wood floor of the same species and finish. The difference is how it behaves over time, and that is why it is popular in a climate where a closed-up villa in August is very different from an air-conditioned one in January. For the full choice of solid and engineered wooden flooring in Dubai, including hardwood species, see our wooden flooring page.

ENGINEERED WOOD

Engineered wood against its neighbours

01

Against solid wood

More stable with humidity and often suitable for floating installation. Solid wood can be sanded more times over its life.

02

Against laminate

Engineered wood has real timber on top; laminate has a printed image. Laminate costs less but cannot be sanded.

03

Against SPC

SPC has a waterproof core and suits kitchens and busy family spaces better. Engineered wood feels warmer and more natural.

04

As parquet

Engineered blocks are widely used for herringbone and other patterns, combining the look with better stability.

INSTALLATION AND

Installation and subfloor

Engineered boards can be fitted in several ways. The right one depends on the product and the base.

  • FloatingBoards click or glue together and rest on an underlay without being fixed to the base. Common over existing tiles.
  • Full glue-downBonded to the screed. Feels solid underfoot, sounds less hollow and suits patterns.
  • Dry, flat baseMoisture readings on the screed and checks for flatness come first, with a moisture barrier where needed.
  • AcclimatisationBoards settle in the room before laying.
  • Expansion gapsLeft at walls and fixed objects and hidden by skirting.
CARE IN

Care in a sandy, sunny city

Treat engineered wood as you would any real wood. Keep sand off it with mats at doors and regular vacuuming, use a barely damp mop rather than a wet one, wipe spills quickly and put felt pads under furniture. Blinds or curtains on south- and west-facing windows slow down the colour change that strong sun causes in most timber. Whether the floor can be sanded and refinished later depends on the thickness of its wood layer, which we explain when you choose a product. A new floor is often laid as part of a villa or apartment renovation, where it is planned together with the other finishes.

HOW WE

How we deliver it

01

Project Study

A free site visit to measure, check the base for level and moisture, and see which rooms face sun or open to the garden.

02

Plan

We agree the board format, finish, installation method, thresholds and skirting, and apply for any approvals required.

03

Visualization

You see the wood tone and layout in 3D in your own rooms before ordering.

04

Execution

Our in-house team prepares the base and installs the floor, with a dedicated project manager as your single point of contact.

WHAT CHANGES

What changes the cost

FAQ

Questions and answers

What is engineered wood?

A board with a layer of real hardwood on top and a core of cross-laid wood-based layers beneath it. The core gives the stability, the top layer gives the look of solid timber.

Is engineered wood real wood?

Yes. The surface is a layer of real hardwood; only the core beneath it is made of layered wood-based board.

Is engineered wood better than solid wood in Dubai?

It is usually more stable where humidity changes, for example in villas left closed in summer. Solid wood can be refinished more times. We advise per room.

Can engineered wood go over tiles?

Often, as a floating floor, if the tiles are flat and sound and the extra height works at the doors.

Can it go in a bathroom?

No. Wet rooms need tile, stone or microcement.

Can it be sanded?

It depends on the thickness of the wood layer. Some can be sanded once or more, some only lightly re-coated.

How long does it take?

It depends on the work. We give you a programme after the site visit.
