Landscape construction in Victory Heights
Building a garden in Victory Heights usually means working in an occupied street, through a narrow side passage and over paving and pipes laid by someone else. This page is about how we carry out that construction.

Construction in a garden that has already been built once
Gardens here have been lived in for years, and that shapes the construction work more than the design does. Under most gardens here there is already a layer of history: original interlock that has settled, irrigation pipes repaired several times, cables run by previous owners, and roots that have spread under paths. Before anything new is built, that layer has to be understood, kept where it is sound and removed where it is not. We carry out the full build with our own team, from break-out to planting, with one project manager running the site. The photographs here are from our work in other Dubai communities.
What the construction covers
Break-out and removal
Lifting old paving, removing tired planting and clearing debris, with waste taken away rather than left on the street.
Levels and drainage
Re-setting falls so water from irrigation, washing and rain runs away from the house, the pool and the golf-side boundary.
Civil and blockwork
Planters, low walls, seating plinths, steps and bases for pergolas and kitchens, built on proper foundations.
Irrigation
New or reworked drip and spray lines, laid in sleeves under paths so they can be reached later.
Lighting cabling
Ducts and cable routes for path, wall and tree lights installed before paving closes over them.
Hardscape and planting
Paving, interlock, stepping stones and decking, then lawn or artificial grass and planting as the last layer.
Working in Victory Heights
A gated, lived-in community has its own logistics. These are planned before the first day on site.
- Getting materials to the back gardenOn many villas and most townhouses the only route is a side passage or the house itself. We check widths at the site visit and choose materials and equipment that will fit.
- Gate access and permitsContractor access and work permits are set by the community's master developer or management. We arrange the approvals that the work needs.
- Neighbours on both sidesShared boundary walls, parked cars and family homes next door. Deliveries, cutting and noisy work are planned within our working hours and any community rules.
- Existing servicesWater, power and any pool lines are located before digging, so a new path does not cut through an old pipe.
Sequencing the build
Services first, surfaces last
The order of work is what makes a garden last. Levels and drainage come first, then everything that disappears: irrigation lines, lighting ducts and pipework. Walls, planters and bases follow. Paving and decking go down only when what lies beneath them is tested and in place, and planting goes in last, when heavy work is over.
Side passages double as the access route during the build, so we finish them last, once the materials have gone through.

Project Study
A free site visit to measure access widths, check levels, locate services and look at what lies under the existing garden.
Plan
A construction sequence, a list of what is kept and removed, and the community approvals, which we apply for.
Visualization
The finished garden in 3D, so the build follows a design you have approved rather than decisions made on site.
Execution
Our team builds in order, from break-out to planting, and the project manager hands over the irrigation and lighting with you.
Duration depends on the work. A programme is given after the site visit.
