Landscape construction in Tilal Al Ghaf
Building the first garden of a new Tilal Al Ghaf home is construction next to brand-new finishes, on ground that was recently backfilled. Here is how our team builds it properly from the base up.

Building on a new plot is not the same as relandscaping
Tilal Al Ghaf is a Majid Al Futtaim community of townhouses, villas and lagoon-side estates around Lagoon Al Ghaf. Because so many of its homes are recent, the garden contractor is often the first trade to work outside the house after handover. That brings its own construction risks. Ground around a new house has usually been dug and backfilled, so it must be compacted before paving goes down or it will settle. Facade paint, window frames and new flooring at the threshold are easy to damage. And the garden will carry its services for years, so they have to be laid right the first time. This page covers how we build; our design-and-build page covers how the garden is planned. The photographs are from our projects in other Dubai communities.
Our construction sequence on a new plot
Project Study
A free site visit to check ground levels against the house, find where water, power and irrigation points were left at handover, and measure the access route.
Plan
A build sequence and protection plan for the house, and the approvals from the community's master developer or management, which we apply for.
Visualization
The garden in 3D, so levels, walls and lights on site match a design you have approved.
Execution
Protection, compaction and levels, then drainage, irrigation and cable ducts, then blockwork, then paving and decking, then lawn and planting.
Duration depends on the work. A programme follows the site visit.
What the build includes
Ground preparation
Compacting backfilled ground and building proper sub-bases, so paving and decking stay level.
Drainage and falls
Surfaces set to shed water away from new thresholds, sliding doors and facade finishes.
Irrigation
Lines connected to the supply left at handover, zoned for lawn, beds and trees, sleeved under paths.
Lighting infrastructure
Ducts and cables to every planned light, so later additions do not mean cutting new paving.
Walls, planters and bases
Blockwork for raised beds, seating, outdoor kitchens and the footings of pergolas and gazebos.
Surfaces and planting
Paving, interlock, stepping stones, decking, lawn or artificial grass, trees and shrubs.
Working in a new community
- Protecting the houseThresholds, glazing, facade paint and new internal floors near the garden doors are covered before work starts.
- A community still taking shapeTilal Al Ghaf has been built in phases, so a street may have neighbours moving in, other contractors working and developer works nearby. Deliveries are timed around that.
- Approvals and accessContractor access and approvals for garden works are set by the community's master developer or management. We apply for what the work needs.
- Townhouse accessIn the townhouse neighbourhoods, materials may have to pass through the house. We plan protection and smaller loads for that.
- Working hoursOur team works 8:00 to 17:00, Monday to Saturday, within any rules the community sets.
Getting the first layer right
What is under the paving decides how long it lasts
Most garden failures in new homes show up in the first summers: paving that sinks where the ground was not compacted, water that runs back towards the house, or an irrigation joint buried under a slab. None of these are visible on handover day. They come from how the base and the services were built.
We test the irrigation and lighting circuits before paving covers them, and we hand over with you on site, showing where the zones, valves and lighting controls are.
