Landscape construction in Jumeirah Golf Estates

Building a garden that backs onto a golf course means bringing every bag and slab through the front of the house, setting levels against a boundary you do not control, and keeping the course side clean. This is how we do it.

THE EXECUTION

The execution side of a golf-course garden

Jumeirah Golf Estates is a community set around the Earth and Fire golf courses, with villas and townhouses, many of them facing the fairways. For landscape construction, that layout sets the constraints. The rear boundary usually opens onto the course, so it is not a route for materials. Everything comes in from the street side, often through a narrow passage beside the house. And the levels at the back of the garden have to meet a boundary line that belongs to the course. Our own team is the landscape contractor on site: blockwork, paving, services and planting, sequenced to fit those limits.

SITE CONSTRAINTS

Site constraints and how we deal with them

01

Front-only access

Deliveries are sized to what fits through the side passage. Heavy items such as large slabs or prefabricated elements are planned for before they are ordered.

02

Protecting the house

The passage and any rooms used as a route are protected before work starts, and the route is cleaned at the end of each day.

03

Levels at the course boundary

Finished levels are set so the garden drains towards its own collection points, not onto the course or against the house.

04

Clean course side

Spoil, offcuts and materials stay inside the plot. Nothing is placed or stored on the course side of the boundary.

05

Neighbours on both sides

Party walls and the neighbours' planting are protected during excavation and cutting.

06

Community rules

Working hours, contractor access and approvals are set by the community's master developer or management. We confirm them and apply for what is needed.

OUR ORDER

Our order of works

  • Survey and set-outLevels, boundaries and existing services recorded; the approved design marked out on the ground.
  • Removals and excavationOld paving, lawn and planting removed and taken out through the front.
  • Civil and blockworkPlanter walls, seating walls, steps and bases for pergolas, kitchens and water features.
  • ServicesIrrigation lines, drainage and lighting ducts laid and tested before anything is closed.
  • HardscapePaving, stepping stones and decking on prepared bases, laid to the agreed falls.
  • Planting and handoverLawn or artificial grass, trees and beds last, followed by a walk-round with you.
SERVICES BEFORE

Services before surfaces

Why the order matters

Irrigation, drainage and lighting are the parts of a garden that are hardest to add later. If a cable duct is missing under a terrace, the only way to add a light is to lift the paving. So we install and test every service run before the hardscape goes down, and record where it runs.

On a golf-course plot this matters twice over, because the long rear lawn and boundary planting usually need their own irrigation zones, and lighting at the back of the garden needs cables run the full length of the plot.

FAQ

Questions and answers

Can materials come in from the golf course side?

We plan for access from the street side only and keep the course side of the boundary clear. Any other arrangement would be a matter for the community, not for us to assume.

Our side passage is narrow. Can you still build a full garden?

Usually, yes. Materials and deliveries are sized and scheduled for the passage, and we plan this at the site visit.

Who sets the working hours and approvals in Jumeirah Golf Estates?

The community's master developer or management. We confirm the rules for your home and apply for the approvals ourselves.

Have you built gardens in Jumeirah Golf Estates?

Not on this page. The before-and-after and other photos are from our projects in other Dubai communities.

How long will the works take?

With front-only access, the programme depends on the scope and on deliveries as much as on the approval. We give you one after the visit.

Are you a landscape contractor for Jumeirah Golf Estates, or only a designer?

Both. The design side is covered on our landscape design and build page for Jumeirah Golf Estates; on site, our own team is the contractor that builds the approved design, with one project manager from start to handover.
