Landscape construction in Emirates Hills

A large Emirates Hills garden is a construction site in its own right: entry permits, tree removal, earthworks, long service runs and a lot of hardscape. Our in-house team builds it in the right order.

SCALE CHANGES

Scale changes the job

Emirates Hills is a neighbourhood of custom-built homes on large plots, many overlooking lakes or the golf course, according to Emaar Community Management. A garden of that size is not built like a townhouse yard. Earthworks and levels have to be planned across the whole plot, irrigation is split into many zones, lighting cables run long distances, and heavy materials have to reach areas far from the gate. This page covers execution: how we turn an approved landscape design into built work. Earthworks, blockwork, paving, irrigation, lighting and planting are all done by our own team, under one project manager.

COMMUNITY POINTS

Community points we plan for

From Emaar Community Management's FAQs for Emirates Living, which includes Emirates Hills:

  • Entry permits for contractorsECM states that service providers may enter the community with a valid entry permit, and that contractors register and apply for permits at ecmpermits.ae. We arrange this for our team.
  • NOC before changesAny change to the villa or back garden needs permission from Emaar through an NOC on the community portal. We apply for it ourselves.
  • Work stays inside the boundaryECM states that the area outside the villa boundary comes under the jurisdiction of the master community and may not be used by owners, so our set-up and storage stay within your plot.
  • Tree positionsTrees must be planted at least 1.5 metres from villa boundary walls, and Damas trees are not permitted.
  • Garden wasteECM states that collecting and disposing of landscaping waste is the responsibility of the owner's gardener, so removal of green waste is part of our scope.
CONSTRUCTION SEQUENCE

Construction sequence on a large plot

01

Clearance and removals

Old paving, planting and Damas trees taken out, with any wall damage from roots noted for repair.

02

Earthworks and levels

The plot regraded so water runs away from the house and terraces, with retaining walls or steps where levels change.

03

Service runs

Irrigation mains and zones, lighting ducts and any pool or water-feature pipework laid in trenches before surfaces close.

04

Hardscape

Driveways, paths, terraces and stepping stones on prepared bases, plus planters, seating walls and structure footings.

05

Structures

Pergolas, gazebos, outdoor kitchens and water features built on the bases prepared for them.

06

Planting

Trees, palms, beds and lawn last, once heavy work in each area is finished.

WORKING IN

Working in zones

Keeping a large garden usable during the works

On a big plot we can often divide the work into areas, finishing one zone before opening the next, so part of the garden stays usable and the routes for materials are kept clear. Which parts can stay in use depends on where the access route and the service trenches run.

Each zone is closed only when its services are tested: irrigation run, lighting circuits checked and drainage seen working. Opening finished paving later to add a cable is what this order avoids.

FAQ

Questions and answers

How does your team get access to Emirates Hills?

ECM states that contractors need a valid entry permit, applied for at ecmpermits.ae. We register and apply for our team.

Can you remove Damas trees?

Yes. ECM states that Damas trees are not permitted, and it encourages their removal from gardens. We remove them and repair root damage to walls as part of the works.

Can materials be stored outside our plot?

ECM states that the area outside the villa boundary belongs to the master community, so we keep storage and set-up inside your plot.

Are you a landscape company covering Emirates Hills?

Yes. We are a Dubai design-and-build company with our own site team, and Emirates Hills is within the area we cover. This page is about the construction side; the design side is on our landscape design and build in Emirates Hills page.

Have you carried out landscape construction in Emirates Hills?

The examples on this page come from other Dubai communities, not from Emirates Hills.

How long will the works take?

On a large plot it depends heavily on scope and on how the work is zoned. We set out a programme after the site visit.
