What modern villa design in Dubai means
Modern villa design is less about a particular look and more about how the house is used. The features most people mean by it are consistent: open living areas instead of a chain of small rooms, a kitchen connected to family life, large openings to the garden, clean lines with little ornament, and a limited palette of materials used with care. In Dubai there is a climate side too. Big glass needs shade, terraces need cover, and a modern house has to stay cool and private while looking open. Redesigning an existing villa in this way means working with its structure, its community rules and the plot it sits on.
Ways to modernise an existing villa
Open up the ground floor
Removing or moving partitions to join living, dining and kitchen, with the structure checked and approvals applied for first.
Bring the garden in
Wider openings, a terrace at the same level as the living room and a pool or deck that reads as part of the house.
Refresh the façade
Colour, cladding, lighting, the entrance and the front door, within what the community allows.
Add space
A balcony extension, an enclosed terrace or a new room where the plot and rules permit.
Rework the interior
Ceilings with concealed lighting, flush joinery, large-format floors and a reduced material palette.
Make it smart
Lighting, climate and security controls designed in, not added as an afterthought.

Why we design the whole villa together
A modern villa only works if the interior, the façade and the garden belong to the same idea. A clean, minimal living room that opens onto an unchanged garden still feels dated. Designing them together means the floor level, the materials and the lighting can carry through the glass.
Every design is produced in 3D, so you can see the villa from the street, from the garden and from inside before work starts. Our in-house team then carries out the civil, interior and outdoor work under one project manager. The rooms themselves are developed through our interior design service for villas, where the layout, atmosphere and material direction are set before the build.
