Landscape construction in Dubai Hills Estate

Sinking interlock, cracked boundary walls and lights in the wrong place are among the garden issues Emaar Community Management writes about for Dubai Hills Estate. Getting the construction right avoids most of them.

THE PART

The part of the garden you do not see

Once a garden is finished, almost all of its construction is hidden: the compacted base under the paving, the falls that carry water away, the sleeves under paths for irrigation and cables, the footings of planters and pergola posts. When those are rushed, the problems show up months later as sinking paving, standing water and cracked walls. This page covers the execution side of a Dubai Hills Estate garden. Our in-house team carries out the civil and blockwork, hardscape, irrigation and lighting installation, and the finishing layer of lawn and planting, in that order.

WHAT ECM

What ECM says owners are responsible for

From Emaar Community Management's home modification FAQs for Dubai Hills Estate:

  • Carport interlockECM states that owners are responsible for maintaining the carport area, and that sinking interlock in villa carports is most often a sign of an underground water leak or of degradation from heavy water use when washing cars.
  • Boundary wallsOwners maintain villa boundary walls, except the outward-facing surfaces, which are common area maintained by the community manager. ECM adds that cracks caused by Damas trees in private gardens are the owner's responsibility to repair to the original design.
  • FencingFencing on boundary walls has to be approved and as per design, and kept in good condition by the villa owner.
  • LightingLights may not be installed on top of villa boundary walls or on their community-facing side.
  • AlterationsAny alteration to the villa has to be approved by Emaar, through a no-objection certificate applied for on the community portal.
HOW WE

How we build it

01

Find the cause first

Where paving has sunk, we look for a leak or a drainage fault before relaying, so new interlock is not laid over the same problem.

02

Base and falls

Excavation, compaction and a proper sub-base under paving and driveways, with falls set away from the villa and walls.

03

Walls and planters

Blockwork planters, seating walls and inner-face repairs to boundary walls, finished to match the original design where the rules require it.

04

Irrigation

Drip and spray zones installed and pressure-tested before beds are filled, with lines kept clear of footings.

05

Lighting cabling

Ducts laid under paths before paving, feeding lights inside the plot rather than on the boundary wall top.

06

Finishes and handover

Lawn or artificial grass, planting and a final walk-round with you and your project manager.

SEQUENCE ON

Sequence on site

01

Project Study

A free site visit to check levels, drainage, the condition of paving and walls, and access to the garden.

02

Plan

Scope and order of works agreed. We apply for Emaar's NOC and arrange our team's entry to the community.

03

Visualization

The finished garden in 3D, so the levels, paving and lighting positions are fixed before ground is broken.

04

Execution

Ground works, services, hardscape, then planting, run by one project manager and our in-house team.

The length of the works depends on the scope and the NOC. We give a programme after the site visit.

FAQ

Questions and answers

The interlock in my carport is sinking. Can you fix it?

Yes. ECM notes that this is most often caused by an underground water leak or by heavy water use when washing cars, so we look for the cause first, then rebuild the base and relay the paving.

Who repairs my boundary wall in Dubai Hills Estate?

According to ECM, the owner maintains the boundary wall except its outward-facing surface, which the community manager maintains. We can repair the inside face and structure to the original design.

Do I need approval for landscape works?

ECM states that any alteration to the villa has to be approved by Emaar. We check what your works involve and apply for the NOC ourselves.

Have you carried out landscape works in Dubai Hills Estate?

The work shown here was done in other Dubai communities; it is included as an example of how our team builds.

How long will the works take?

It varies with the scope, the condition of what is there and the approval. We give you a written programme after visiting.
