Pools in one of Dubai's earlier villa communities
According to Emaar Community Management (ECM), Arabian Ranches was launched in 2004, which makes it one of the more established villa communities in Dubai. Where a garden already has a pool, it may now need more than a clean: finishes that have faded or cracked, coping that has worked loose, older lights and equipment. Other owners want a pool in a garden that never had one. Either way the work needs Emaar's permission. ECM states that redoing a swimming pool requires a Home Modifications NOC through the community portal, and that any alteration to the villa has to be approved by Emaar. We apply for that NOC ourselves, and we build new concrete or fibreglass pools of every common type as well as renovating old ones. The pools shown were built in other Dubai communities.
New pool or renovation
Skimmer pool
The usual choice in a family villa garden, with the water just below the coping.
Overflow pool
A flush water surface level with the deck, which needs space for a balance tank.
Fibreglass pool
A factory-made shell, where a delivery and lifting route into the garden exists.
Refinishing
New interior finish, tiles and coping on a sound existing shell.
Equipment and lighting
Replacing pumps, filtration and underwater lights, and rerouting pipework where it no longer makes sense.
Planning a pool for an Arabian Ranches garden
- Sun and shadeA pool in full afternoon sun heats up and loses water quickly in summer. A pergola or trees on the west side help, and ECM requires a NOC for a pergola too, so we submit both together.
- Dust and leavesInland gardens close to open desert can collect wind-blown dust. Pool position, planting choice and a cover reduce how much ends up in the water.
- Distance from trees and wallsECM requires trees to stand at least 1.5 metres from villa boundary walls. Pool, deck and new planting are set out together so all three fit.
- Access for the buildExcavation and materials usually pass along a side passage. Its width decides the equipment and the method.
- Lighting within the plotECM does not permit lights on top of or on the community-facing side of boundary walls, so pool and deck lighting is designed inside the garden.
One design for the pool and its surroundings
Deck, shade and garden in the same model
We design the pool, its deck, the pergola or gazebo beside it and the planting in one 3D model. That way the deck sits at the right level against the house, the light cables have a route, and the equipment has a shaded, ventilated spot that you can reach but do not have to look at.
The same model supports the NOC application, and once it is approved our in-house team builds the pool and the garden around it under one project manager.

How we build or renovate your pool
Project Study
A free site visit to measure the garden, check access, and for an existing pool, inspect the shell, finishes and equipment.
Plan
Pool type or renovation scope, finishes and equipment are agreed, and we apply for the Emaar NOC.
Visualization
The pool and garden in 3D, by day and at night, before excavation or strip-out.
Execution
Our team builds the structure, pipework, finishes and surroundings, with one project manager throughout.
Timing depends on the scope and on the NOC; we give you a programme once we have seen the pool.
