Villa annual maintenance in Dubai

We look after Dubai villas through the year, from the AC and plumbing to the roof, paint, pool and garden, so small faults are found and dealt with before they turn into renovation work.

WHAT ANNUAL

What annual maintenance is for

A villa in Dubai works hard. The AC runs for most of the year, dust collects in filters and on the roof, summer heat and humidity are tough on paint, sealants and outdoor timber, and the pumps, tanks and water heaters that keep water flowing are out of sight until they stop. An annual maintenance arrangement, often called an AMC, replaces calling a different contractor each time something breaks with one team that knows the house and looks after it to a plan. The point is not only quicker repairs. It is checking the things that fail slowly, so that a weeping joint is fixed before it stains a ceiling and a tired AC unit is serviced before the hottest week of the year.

WHAT VILLA

What villa maintenance covers

The scope is agreed for each villa after the site visit. These are the areas it usually takes in.

01

Air conditioning

Servicing and cleaning of indoor and outdoor units, filters and drains, and checking the system before summer.

02

Plumbing

Leaks, taps, mixers, drains, water heaters, the water tank and the pumps that keep pressure up through the house.

03

Electrical

Lighting, sockets, switches and distribution boards, and finding the cause of tripping circuits.

04

Building fabric

Roof and wet-area waterproofing, sealants around windows and showers, cracks, doors, locks and joinery adjustments.

05

Painting and touch-ups

Internal touch-ups and exterior paint that has faded or flaked in the sun.

06

Pool and garden

Pool equipment, lighting and finishes, irrigation, planting and outdoor lighting, so the outside of the villa is looked after by the same team.

WHAT TENDS

What tends to need attention in Dubai villas

Some problems come up again and again in villas here. A maintenance plan keeps an eye on them.

  • AC drains and filtersBlocked condensate drains are a common cause of water marks on ceilings, and dusty filters make the AC work harder.
  • Roof and terracesWaterproofing and drains on flat roofs and balconies are easy to forget until the first heavy rain.
  • Bathroom sealants and groutGaps around trays, baths and basins let water into walls and floors below.
  • Pumps and water heatersNoisy pumps, falling pressure or slow hot water are early signs of a problem.
  • Exterior paint and timberStrong sun fades colour and dries out outdoor timber and joinery faster than in milder climates.
  • Garden irrigationA leaking or blocked line can kill planting or waste water before anyone notices.
MAINTENANCE BY

Maintenance by the team that renovates

From repair to improvement

Because we also renovate villas, indoors and outdoors, we look at maintenance with the whole house in mind. When a repair keeps coming back, such as a bathroom that leaks again or an AC layout that cannot cool a room, we can explain whether fixing it again makes sense or whether that part of the villa would be better renovated.

That advice is yours to take or leave. Maintenance stays maintenance, and any renovation is a separate project that you decide on with a 3D design and a programme in front of you.

HOW VILLA

How villa maintenance starts

01

Project Study

A free site visit to walk the villa, note its systems, their condition and any current problems.

02

Plan

We agree what the maintenance covers for your villa and how faults are reported, with one point of contact.

03

Visualization

If the visit shows that part of the villa needs renovation rather than repair, it can be designed in 3D as a separate project.

04

Execution

Our in-house team carries out the maintenance and repairs, with a dedicated contact who knows your villa.

WHAT CHANGES

What changes the cost

  • Size of the villa and number of AC units, bathrooms and floors
  • Which systems are included: AC, plumbing, electrical, pool, garden
  • Age and condition of the villa and its equipment
  • Whether parts and materials are included or charged separately
  • Pool, irrigation and outdoor lighting, if covered
FAQ

Questions and answers

What is an AMC?

An annual maintenance contract: an agreement for one company to maintain a property over a year, covering agreed systems such as AC, plumbing and electrical, rather than arranging each repair separately.

What does villa maintenance include?

It is agreed for each villa. It usually covers AC, plumbing, electrical and general building upkeep, and can include painting, the pool and the garden.

Do you maintain villas you did not renovate?

Yes. We start with a free site visit to understand the villa and its systems.

Can the pool and garden be included?

Yes. Pool and garden upkeep can be part of the same arrangement, so one team looks after the whole property.

Is maintenance useful for landlords?

Yes. Many landlords use a maintenance arrangement so tenants have one place to report faults and the property is kept in condition between tenancies.

What happens if a repair turns out to need bigger work?

We explain the options. Any renovation is quoted and agreed as a separate project.

How much does villa maintenance cost?

It depends on the size of the villa, its systems and what is included. We price it after the site visit.
