Keeping a building in working order
A building is a set of shared systems that many people depend on at once. When a booster pump fails, a riser leaks or a roof drain blocks, it affects every unit, not one household. Building maintenance is about keeping those systems running and the fabric of the building sound: planned checks and servicing so problems are found early, repairs when something does go wrong, and a clear record of what has been done. For owners and managers of residential buildings, commercial blocks, offices and mixed-use properties, the value is in having one team that knows the building and can deal with most issues without passing them between several contractors.
What building maintenance covers
Plumbing and drainage
Water tanks, transfer and booster pumps, risers, drains and the leaks that show up as stains in the units below.
Electrical
Common-area lighting, distribution boards, sockets and the faults that trip circuits.
Air conditioning
Servicing of units and drains in common areas and, where agreed, in individual units.
Roofs and waterproofing
Roof membranes, drains, terraces and wet areas, checked before they fail rather than after.
Facades and external areas
Exterior painting, sealants around windows, cracks, car park areas, shades and boundary walls.
Common areas
Lobbies, corridors, staircases and washrooms: flooring, ceilings, doors, painting and joinery.
Who uses building maintenance
- Building owners and landlordsKeeping the building in condition, protecting its value and handling tenant reports through one contact.
- Owners associations and property managersLooking after common areas and shared systems for many unit owners.
- Commercial and office buildingsWhere downtime affects businesses, so work is planned around tenants' hours.
- Owners of several villas or unitsOne maintenance arrangement across a portfolio rather than separate contractors for each property.
From maintenance to upgrades
When repairs are no longer enough
Maintenance often shows where a building needs more than a repair: a lobby that looks dated, washrooms that leak again and again, a car park that needs shading, or offices that need re-planning for new tenants. Because we also design and carry out renovations and fit-outs, we can explain the options and, if you choose, take on that work as a separate project designed in 3D.
Work in an occupied building is planned around the people using it, with notice to residents or tenants, protection of common areas and noisy work kept to agreed times. Our working hours are 8:00 to 17:00, Monday to Saturday.

How building maintenance starts
Project Study
A free site visit to walk the building, its plant rooms, roof and common areas, and note the condition of each system.
Plan
We agree what is maintained, how faults are reported and who the point of contact is. Where work needs approvals, we apply for them ourselves.
Visualization
Where an area needs renovation rather than repair, it is designed in 3D as a separate project for you to approve.
Execution
Our in-house team carries out the maintenance and repairs, with a dedicated contact for the building.
What changes the cost
- Size and type of building, and the number of units
- Which systems and areas are included
- Age and condition of plant and equipment
- Whether individual units are covered or only common areas
- Whether parts and materials are included
