Landscape construction in District One
A large District One garden is a small construction site in its own right: earthworks, drainage, long runs of irrigation pipe and cable, then the paving and planting. Our in-house team builds it in an order that keeps each layer accessible.

Scale changes how a garden is built
Meydan's real estate website describes District One as a low-density community of four- to eight-bedroom villas and mansions around a crystal lagoon and parkland in Mohammed Bin Rashid Al Maktoum City. Gardens on plots of this kind are measured in zones rather than corners: a front approach, side gardens, a pool terrace, a lawn and often a service yard. Building them well depends less on any single feature and more on sequencing. Irrigation and lighting runs are long, levels change across the plot, and heavy work such as pool excavation or blockwork has to finish before delicate surfaces go down. This page covers that build. Design choices are on our District One design-and-build page. The photos show our work in other communities.
What the build includes
Earthworks and levels
Cut and fill to set terraces, lawn falls and step positions, tied to the villa's finished floor level.
Drainage
Channel drains at paving edges, falls away from the house and pool, and soakaways or connections where the plot needs them.
Civil works
Footings, blockwork for planters and seating walls, pergola and gazebo bases, and steps.
Irrigation installation
Mainline, valves and zones laid out so lawn, beds, trees and pots each get their own watering pattern, with sleeves under every path.
Lighting and power
Cable ducts and junction points for path, tree, wall and pool lighting, plus power for an outdoor kitchen or water feature.
Hardscape and softscape
Paving, driveways, stepping stones and decking, then lawn or artificial grass, trees, palms and beds.

Sequencing a big plot
Heavy work first, finishes last
On a large villa the garden is often built alongside other work: a pool, a gazebo, a boundary wall, sometimes interior renovation. We plan the order so machinery and deliveries never cross finished paving or new lawn. Typically the pool and structural elements come first, then services, then hard surfaces from the house outwards, and planting last, close to handover.
Long runs make testing more important. Irrigation zones are pressure-tested before trenches are closed, and lighting circuits are checked before paving covers the ducts, because finding a fault under a finished terrace means lifting it.

How the build is run
Project Study
A free site visit to survey levels, existing planting worth keeping, access for machinery and connection points for water and power.
Plan
Sequence, site set-up and the approvals your community requires, which we apply for.
Visualization
The approved 3D design is used to set out every zone on the ground.
Execution
Our in-house team builds layer by layer, with one project manager coordinating every trade.
Duration depends on the work. You receive a programme after the site visit.
Working inside a managed community
Like most master communities in Dubai, District One can set its own rules for contractors working inside it, such as access, deliveries and working times. Our own hours are 8:00 to 17:00, Monday to Saturday, and we follow any stricter community rule. Approvals for the works are applied for by us once the scope is agreed.
