Fit-out is the build stage of an interior: ceilings, services, floors, joinery, kitchens and bathrooms installed in the right order. In an occupied Springs townhouse, that order is planned around the family and the community's rules.

What a fit-out means in an existing townhouse
In a new building, fit-out starts from a bare shell. In The Springs it usually starts from a lived-in home, so the first part of the job is taking out what is being replaced without disturbing what stays. After that the sequence is the same as any fit-out: services and ceilings first, then walls and floors, then joinery, kitchen and bathroom fittings, and finally lighting and finishing. Getting that order right is what stops a new floor being scratched by a ceiling team, or a kitchen being fitted before the plumbing behind it is tested.

Gypsum ceilings
New ceilings with concealed lighting, which also hide new cable runs.
Electrical and plumbing
Rewiring for new layouts and lighting, and new supply and drainage for kitchens and bathrooms.
Flooring and tiling
New floors throughout the ground floor, and tiling in wet areas.
Joinery
Wardrobes, kitchen cabinets, TV walls and doors made in our workshop and fitted on site.
Kitchen and bathrooms
Installed once the services behind them are in and tested.
Painting and finishing
The last trade, after everything dusty is done.
Community rules that shape the programme
Emaar Community Management sets out these points for Emirates Living, which includes The Springs:
- An NOC before renovationECM's FAQ says renovation needs an NOC through Home Modifications on the community portal. We apply for it before mobilising.
- Painting is the exceptionECM states that painting internal walls does not need permission, so a repaint alone can start without an NOC.
- Permits for everyone on siteAccording to ECM, service providers need a valid entry permit to enter the community. Our team and deliveries work under that permit.
Fitting out while you live there
Phasing a townhouse
A Springs townhouse typically has living space on the ground floor and bedrooms above. That makes phasing possible: one floor is worked on while the other stays usable, with dust screens on the stairs and a clear route for the team to the work area.
Joinery is made in our workshop and delivered to site ready to fit, so the noisiest and dustiest part of joinery happens away from your home and the time spent cutting on site is kept low.

Project Study
A free site visit to record the existing services, finishes and what must be protected.
Plan
Trade sequence, phasing, the NOC and entry permits, which we arrange.
Visualization
Finishes and joinery agreed in 3D, so orders go to the workshop with no guesswork.
Execution
Our in-house trades, coordinated by one project manager, 8:00 to 17:00, Monday to Saturday.
