Fit-out after a strip-out
In a newly handed-over villa, a fit-out starts from clean, plain rooms. In an older Al Twar villa it usually starts after a strip-out: old tiles lifted, tired bathrooms taken back to the walls, ceilings opened up. That moment is the chance to fix what is hidden as well as what is seen. Wiring that has been extended over the years, water pipes of mixed ages and waterproofing under wet areas can be renewed while the finishes are off, so the new interior is not undermined by old services behind it.

Finishes chosen for the whole house
Project Majestic was a complete 360-degree transformation of an Al Twar villa. Inside, the fit-out included seamless white marble-effect tiling across the entire space, a custom-built staircase with flooring designed to mimic wood, and full renovation of every bathroom with contemporary designs.
Fitting out a house this way, with one floor finish and one design language, depends on planning the order of work: services before screeds, screeds before tiling, tiling before joinery and the staircase. One project manager coordinates our trades through that sequence.

How the fit-out runs
Project Study
A free site visit to inspect the villa and, where possible, the condition of services behind the finishes.
Plan
Specification and sequence agreed, and the Dubai Municipality permits for any modifications applied for by us.
Visualization
The finished rooms in 3D, with materials and lighting.
Execution
Strip-out, services, finishes and joinery by our in-house team, working 8:00 to 17:00, Monday to Saturday.
