WHAT AN

What an interior contractor is responsible for

An interior contractor is the party that turns drawings into finished rooms. A designer decides what the space should look like; the contractor works out how to build it, buys the materials, organises the trades, keeps the site safe and tidy, and hands the space back finished. On a typical villa or office job that means a sequence of a dozen or more trades working in the right order: demolition, services, partitions and ceilings, wet-area preparation, tiling and flooring, joinery, painting, fixtures and the final clean. Most problems in an interior job come from the gaps between those trades. A tiler arrives before the plumbing is tested, a ceiling closes before the AC duct is moved, a wardrobe is made to a wall that later moves by two centimetres. The contractor's real job is to close those gaps. At OutMazed the design and the build sit with the same team, so the person who drew the detail is reachable by the person building it.

TRADES WE

Trades we carry out in-house

Interior contracting covers many trades. These are the packages most interior jobs are built from, and all of them are run by our own team.

01

Strip-out and preparation

Removing old finishes, fittings and partitions, protecting what stays, and getting the shell ready for new work.

02

Ceilings and partitions

Gypsum false ceilings, bulkheads for AC and lighting, cove details and new stud walls to change a layout.

03

Floors and walls

Tiling, wood and wood-look flooring, wall cladding, wallpaper and painting, each prepared on a flat, sound base.

04

Joinery

Wardrobes, kitchen cabinets, TV walls, vanities and doors, made in-house to measurements taken on site.

05

Kitchens and bathrooms

The wet and services-heavy rooms, where plumbing, waterproofing, electrics and finishes all have to meet.

06

Lighting and smart features

Lighting layouts, cove and feature lights, and smart home controls wired in before the ceilings close.

WHY ONE

Why one contractor for the whole interior

Fewer handovers, clearer responsibility

Some owners hire a joinery shop, a tiling crew and an electrician separately to save money. It can work on a small job. On anything bigger, the owner becomes the coordinator: deciding who goes first, settling arguments about who damaged what, and chasing three companies about one snag. When a single contractor holds the whole interior, the sequence, the protection of finished work and the snag list belong to one party. For a space that starts bare or stripped back and has to be taken all the way to a finished interior, that model is our turnkey route from drawings to handover.

It also helps with the building or community. Most villa communities and towers in Dubai require approval before interior work starts, and the requirements depend on the community and the scope. We apply for those approvals ourselves and keep the work inside what was approved.

WHAT TO

What to check before you appoint an interior contractor

General points worth asking any contractor, us included.

  • Who actually does the workAsk which trades are in-house and which are subcontracted, and who supervises the site day to day.
  • What the quotation includesA line-by-line scope with finishes named avoids arguments later. Watch for items listed as provisional or excluded.
  • Who applies for approvalsCommunity and building permissions should be in someone's scope. If nobody owns them, the job can be stopped.
  • How changes are handledChanges happen on every job. Agree how a change is priced and approved before it is built.
  • Completed work you can look atPhotographs of finished projects, ideally with the scope that was carried out, say more than a list of services.
INTERIOR WORK

HOW AN

How an interior contract runs with us

01

Project Study

A free site visit to measure, check the existing services and understand what you want to change and what must stay.

02

Plan

The scope, the sequence of trades and the approvals the building or community needs, set out before anything is ordered.

03

Visualization

The interior in 3D, so finishes, joinery and lighting are agreed on screen rather than discovered on site.

04

Execution

Our in-house team builds it, with one project manager as your contact from the first day on site to handover.

We work 8:00 to 17:00, Monday to Saturday. The programme depends on the work and is given after the site visit.

WHAT MOVES

What moves the cost of interior contracting

01

How much is removed

Working over existing finishes costs less than stripping back to the shell, but only if what is underneath is sound.

02

Services

Moving plumbing, drainage, AC or power points adds work behind the finishes that never shows but always costs.

03

Finishes

Tile, stone, wood and paint vary widely, and so does the labour to lay them well.

04

Joinery content

Full-height wardrobes, kitchens and panelling are often the largest single part of an interior quotation. These are made in-house, as part of our fit-out and joinery service.

FAQ

Questions and answers

What is the difference between an interior designer and an interior contractor?

A designer decides the layout, finishes and look. A contractor builds it and is responsible for workmanship, sequence and site. OutMazed does both, so you can hire us for the build of your own design or for design and build together.

Can you build from my own designer's drawings?

Yes. We review the drawings at the Project Study stage, point out anything that needs detailing for site, and build to the agreed design.

Do you handle approvals for interior work?

Yes, we apply for the approvals ourselves. Which approvals apply depends on the community or building and on the scope of work.

Is the joinery made by you or bought in?

Our joinery is made in-house, which lets us build wardrobes, kitchens and panels to the measurements taken on site.

Can you work while we live in the villa?

It depends on the scope. Some work can be phased room by room; work on kitchens, bathrooms or whole floors is often easier with the rooms empty. We discuss this at the site visit.

How long does an interior job take?

It depends on the work. We give you a programme after the site visit, once the scope is clear.
