What a fit-out company does
A fit-out turns a shell, a standard handover or a tired interior into a finished space. It sits between construction and decoration: the structure is already there, and the fit-out adds the partitions, ceilings, floors, services, joinery and finishes that make it usable. For a homeowner that might be a newly handed-over villa with plain walls and basic cabinets. For a business it might be an empty office floor. In both cases the work involves many trades in a tight sequence, and the main risk is coordination. We keep design, joinery and site work in one company, with one project manager, so the sequence is planned before work begins.

Why it matters on an Abu Dhabi project
On a fit-out, joinery is usually the longest-lead item and the one most likely to clash with other trades. Because ours is made in-house, our designers and workshop work from the same drawings, and site measurements go straight to the people making the pieces.
Finished joinery is made in our workshop and delivered to your site in Abu Dhabi, then installed by our own team. In humid coastal buildings we pay attention to board choice, edge sealing and hardware finishes, especially in kitchens, bathrooms and anything near a balcony.
Fit-out approvals in Abu Dhabi
According to TAMM, the Abu Dhabi government services platform, the building permit service of the Department of Municipalities and Transport covers internal or external modifications without additions, as well as additions and new buildings. The Department has also announced a simplified permit route for minor works on residential properties, which it says includes non-structural interior or exterior modifications and interior finishes. Apartment buildings, office towers and communities usually add their own NOC and site rules. We confirm which apply after the site visit and apply for the approvals ourselves.

Villas, apartments and offices in Abu Dhabi: what changes
Villas
The most freedom in layout and services. The work often takes in the whole shell at once: ceilings, joinery, floors and bathrooms, with the garden sometimes fitted out in the same programme.
Apartments
The building management controls access, working hours, lift use and what may be altered. Drainage usually stays in place, so the fit-out concentrates on ceilings, joinery, finishes and lighting.
Offices
The landlord's fit-out guide sets the rules for partitions, ceilings and fire systems, and the design has to work around the building's existing air conditioning and sprinklers.
Running an Abu Dhabi fit-out from our Dubai office
One survey, one drawing set, one site team
A fit-out goes wrong when the ceiling contractor, the joiner and the electrician each work from their own version of the plan. We avoid that by keeping all of them in one company. The free site visit in Abu Dhabi produces one survey of the space, its services and the building's rules, and that survey becomes the single drawing set for the design, the workshop and the site.
Joinery is made in our in-house workshop while the site team prepares ceilings, partitions and first-fix services, then it is delivered and fitted by our own people. Your project manager is the one person who tracks both streams, books access with the building and answers to you for the result. Office fit-outs run the same way, with the landlord's requirements folded into the programme from the start.
Fire safety is part of that programme. Fit-out works in Abu Dhabi buildings can fall under the Abu Dhabi Civil Defence as well as the municipality, particularly where partitions, ceilings or anything affecting escape routes, fire detection or sprinklers is involved. What applies changes with the building and the scope, and the authority's published requirements decide it. A landlord's fit-out guide or a community's rules usually add working hours, access routes, protection of common areas and the NOC needed before work starts. We read these first, confirm what applies after the site visit and include every approval in what we apply for ourselves.
