WHY DOORS

Why doors and windows are worth replacing

In a Dubai home the openings do more work than anywhere else in the building fabric. Glass lets in the view, and also the heat. Frames and seals decide how much fine dust finds its way onto the sills, how hard the air conditioning has to run in August, and how much road or neighbour noise you hear. Older villas often have single glazing, worn rubber seals, sliding tracks that grind, hinged doors that have dropped on their hinges and frames whose finish has faded or pitted near the coast. Replacing them is rarely only cosmetic: the right door or window can make a room cooler, quieter, more private and easier to open up to the garden. It is also one of the changes that most alters how a villa looks from the street, which is why it is often done as part of a wider renovation rather than on its own.

THE TYPES

The types we work with

Each type opens differently, seals differently and suits a different place in the house. Every one has its own page with more detail.

01

Sliding doors

Sliding doors have panels that glide past each other on a track. The usual choice for wide openings to a terrace or balcony where a swinging leaf would get in the way.

02

Folding and bifold doors

Folding and bifold doors use hinged panels that concertina to one side and clear almost the full width, for a living room or majlis that should open completely onto the garden.

03

Pivot doors

Pivot doors turn a single large leaf on a pivot in the floor and head rather than side hinges, mostly at front entrances that need presence.

04

Sliding and fixed windows

Sliding windows ventilate a room without a pane swinging into it; fixed glass windows give light and view with the tightest seal.

05

Doors by material

Aluminium, uPVC and WPC doors behave differently in heat, humidity and sea air. The material is chosen for the location, not by habit.

06

Garage doors

Garage doors come as sectional, roller, swing or sliding types, manual or motorised, sized to the opening and the space inside the garage.

WHAT TO

What to decide before choosing a product

Start from the room, not the catalogue

The first questions are about the space. Which way does the opening face, and how many hours of direct sun does it take? West- and south-facing glass in Dubai heats a room far more than glass facing north, so the glazing and any shading are decided with that in mind. How often will the door actually be opened, and by whom? A door used ten times a day by children needs to be light to operate and safe at the edges; a picture window that is never opened can simply be fixed glass.

Then come dust and privacy. Sliding and folding tracks collect sand, so threshold details and drainage matter. For the evenings you want the doors open without mosquitoes, a pleated insect screen is easiest to plan while the opening is being replaced, so the recess for a concealed system can be left in the reveal, ceiling or floor. Ground-floor rooms facing a road or neighbour may need obscured or tinted glass, or a frame layout that keeps the clear glass above eye level. Finally there is the look: frame colour, sightline thickness and how the new openings line up with each other across the facade. These choices are much easier to judge on a 3D model of your elevation than on a sample corner.

COMMON REASONS

Common reasons people call us

  • Rooms that will not stay coolSingle glazing, gaps around frames or failed seals letting conditioned air out and heat in.
  • Dust on every sillWorn brushes and seals on sliding units, or frames that have moved away from the wall.
  • Doors that stick, drop or will not lockTired rollers, hinges and locking points, often on doors that see daily use.
  • A dated or mismatched facadeFrames in different colours and styles after years of piecemeal repairs.
  • Opening a room to the gardenReplacing a narrow door with a wide sliding or folding set, which may involve structural work to the opening.

HOW A

How a replacement runs

01

Project Study

A free site visit to look at every opening you want changed, how it faces, what is wrong with it now and what the walls around it are like.

02

Plan

We agree types, frame finishes and glass for each opening, and check whether the change needs approval from your community or building. If it does, we apply for it.

03

Visualization

New openings are shown in 3D on your elevations and rooms, so you can see sightlines, colours and how the doors open before anything is ordered.

04

Execution

Old units come out, openings are made good, new frames are fixed, sealed and adjusted, and surrounding plaster, paint and flooring are finished by our team.

Your project manager coordinates the sequence so rooms are not left open longer than necessary.

WHAT CHANGES

What changes the cost

The number and size of openings; the type (a large lift-and-slide or folding set involves more hardware than a hinged door); frame material and finish; the glass specified for heat, privacy or safety; whether openings are being widened or moved, which can mean structural and civil work; access at height; and how much making good is needed to walls, ceilings and floors once the old frames are out. We give a clear quotation after the site visit.

FAQ

Questions and answers

Can you replace windows without replacing the doors as well?

Yes. Many people change only the openings that cause problems. If you want the facade to look consistent later, we can plan the full set now and carry out the work in stages.

Do I need approval to change doors or windows?

Often, because many communities and buildings control how a facade looks. It depends on the community and the scope. We check this and apply for any approvals ourselves.

Which frame material is best for Dubai?

There is no single answer. Aluminium suits large, slim openings; uPVC is chosen for its insulating frames; WPC is mainly used for internal doors in damp rooms. We recommend per opening after seeing the site.

Will new windows help my air conditioning?

Better seals and suitable glass generally reduce heat gain and air leakage, which can ease the load on the AC. How much depends on what is there now and which way the rooms face.

Can a small door be turned into a wide opening to the garden?

Often it can, but widening an opening in an external wall is structural work and is planned and approved as such. We assess this at the site visit.

How long does a replacement take?

It depends on the number of openings and how much surrounding work is involved. You receive a programme after the site visit.
