Fixed glass windows in Dubai

A fixed window does not open. In return it gives the largest clear view, the simplest frame and the tightest seal against heat, dust and noise of any window type.

WHY CHOOSE

Why choose glass that does not open

In Dubai most rooms are air-conditioned for much of the year, and many windows are opened rarely, if ever. A fixed pane takes advantage of that. With no sash, hinge or track there are fewer joints for dust and hot air to pass through, the frame can be slimmer, and the glass can be larger. Fixed glazing is used for picture windows facing a garden or pool, for full-height glass beside a door, for clerestory strips high on a wall, and for transoms above doors and sliding units. The obvious limit is ventilation: a room still needs a way to air out, so fixed glass is normally combined with an opening door or window elsewhere in the same room.

COMMON USES

Common uses

01

Picture windows

A single large pane framing a view of the garden, pool or courtyard.

02

Floor-to-ceiling glazing

Fixed panels beside a door, giving a room a wall of glass while only one section opens.

03

Transoms and fanlights

Fixed glass above a door or sliding unit to bring light deeper into the room.

04

Clerestory and slot windows

Narrow high-level glass that lets in daylight while keeping privacy from neighbours and the street.

05

Stair and double-height windows

Tall fixed panes where an opening sash would be out of reach anyway.

POINTS TO

Points to decide in design

  • Orientation and heatA large west- or south-facing pane brings in a lot of heat. Glass type and external shade are chosen accordingly.
  • Safety glassGlazing near floors, doors and stairs is normally specified as safety glass such as toughened or laminated.
  • PrivacyFrosted, patterned or tinted glass where the room is overlooked.
  • Cleaning accessThe outside face of a fixed pane cannot be reached from inside, so high or upper-floor glazing needs an access plan.
  • Ventilation elsewherePair fixed glass with a sliding window or door in the same room.
HOW WE

How we deliver it

01

Project Study

We measure the opening and look at sun, privacy and access for cleaning.

02

Plan

Pane sizes, glass type and frame are agreed. Enlarging an opening is planned as structural work, and we apply for any approvals needed.

03

Visualization

The glazing is shown in 3D inside the room and on the facade.

04

Execution

Our team prepares the opening, installs and seals the frame and glass, and finishes the reveals.

WHAT CHANGES

What changes the cost

Pane size and weight, glass type, frame material, whether the opening is being enlarged, access for installing large glass, and finishing work around the frame. We quote after the site visit.

FAQ

Questions and answers

Is a fixed window more efficient than an opening one?

Generally it seals better because there are no moving joints. How much heat it lets in still depends on the glass and the direction it faces.

Can part of a fixed window open?

A common approach is to combine fixed panes with an opening sash or door in the same frame, so you keep most of the view and still ventilate.

How is the outside cleaned?

From outside. On upper floors we plan access during design.

Can you make an existing window bigger?

Often, but enlarging an opening in an external wall is structural work and may need approval. We assess it at the site visit.

Is fixed glass safe at floor level?

Glazing in such positions is normally specified as safety glass. We include this in the specification.
